1. Get Ready for Home Ownership

Start by building a good credit history and saving for a downpayment (don't forget things like inspection cost, closing cost, transfer fees, insurance and title.) Take a homeowner certification class with a recommended educator. Get pre-approved to see how much house you can afford from a recommended lender.

2. Sign with a Real Estate Professional

At our first appointment we'll go over your needs and expectations. I'll research the homes you're already interested in and help you find more that match your criteria. We'll review the buyer's representation contracts and agreements; make sure you understand the terms. Lastly, we'll schedule a time to tour potential properties.

3. Find the Right Property

Make a "must have" list to determine what is most important to you such as schools, neighborhood amenities, walk-ability, monthly mortgage payment, etc. include HOA fees, utilities, and taxes when calculating your monthly payments.

4. Make an Offer

Making a competitive bid is crucial. I'll research comparable properties, and negotiate a deal you feel good with! After we have a signed offer I'll quickly ensure the property is inspected by a recommended licensed home inspector. You'll acquire a title insurance company. Keep your credit score stable by not buying big-ticket items until long after the closing. Remember only one offer will result in a sale, so be prepared to move on if your offer is not accepted.

5. Closing and Life After

Set your move date and hire movers. Set up utilities for the date of your move. Protect your new asset by obtaining homeowner's insurance and a good home warranty. Maintain files - digital or print for all warranties, insurance documents and contracts, and closing documents; keep original documents in a safe place (consider a bank safety deposit box). Contact the MVA for a change of address, and ask USPS to forward your mail. Implement desired DIY aesthetic changes such as painting, minor construction, and re-flooring before you move your items in.
