Led by Broker Ariana Hunter, who brings more than 20 years of residential real estate and mortgage lending experience, Ben Daily Brokerage offers clients expert guidance throughout every stage of the buying and selling process. The team specializes in residential real estate, strategic negotiations, and navigating complex transactions while providing clear communication and tailored solutions.
Unlike large franchise brokerages, Ben Daily operates as a boutique brokerage, allowing clients to receive individualized attention without sacrificing the resources, market knowledge, and transaction volume of a larger firm. We specialize in residential real estate, including:
First-time homebuyers
Out-of-state buyers relocating to Texas
Investment property purchases
VA homebuyers
Residential property listings
Investor portfolio management and sales
What makes our team different is our experience on both sides of the transaction. We work extensively with listings and regularly review and negotiate offers, which gives us a clear understanding of what creates a strong outcome for both buyers and sellers. That perspective helps our clients make smarter decisions and avoid costly mistakes.
We don’t believe in a one-size-fits-all approach. Every client and every property requires a customized strategy based on goals, market conditions, and timing. Whether you're buying or selling, we tailor our approach to position you for the strongest possible result from start to finish.
Yes. Before viewing homes, we schedule a consultation to go over your goals, needs, budget, timeline, and expectations.
This step helps us understand what you're looking for and ensures we can guide you effectively throughout the process. It also gives us a chance to confirm we're the right fit and set you up with the best strategy for your home search from the very beginning.
Buyer representation agreements typically range from 6 to 12 months, depending on your needs and the level of service required.
The goal of the agreement is to ensure you have dedicated representation throughout your home search, so you’re supported from the first showing all the way through closing.
Yes, the typical buyer representation fee is 3% of the purchase price. In most cases, this compensation is paid by the seller, not directly by the buyer. However, commission arrangements can vary by property, and we will always disclose clearly whether the seller is offering compensation or if the buyer is responsible before moving forward with a contract.
The buyer protection period is 90 days after your representation agreement ends. During this time, if you purchase a property that we introduced to you or showed you while under agreement, our commission may still be due. This ensures continuity of representation and protects the time, effort, and services provided during your home search.
Yes. We reserve the right to terminate representation if we determine that we are unable to effectively meet your needs, provide appropriate representation, or help you achieve your goals. In such situations, we will communicate clearly and ensure the termination is handled professionally and in accordance with the agreement.
We believe every client deserves focused, dedicated advocacy. When we represent a buyer, we represent only the buyer’s interests. When we represent a seller, we represent only the seller’s interests.
We do not practice dual representation within our firm. This approach ensures clear communication, strong negotiation, and undivided loyalty to each client we serve.
Do you work with VA buyers and military families?
Yes. We are proud to serve veterans, active-duty military personnel, and military families.
Our team understands the VA loan process and helps buyers navigate purchasing a home using their VA benefits. We also explore additional financing options when needed to ensure each client finds the best path forward for their goals and situation.
Our most common transactions range from approximately $200,000 to $1.5 million.
That said, every client and property is unique. We are open to working outside of this range and are happy to discuss your specific situation and goals.
We work as a team of experienced real estate professionals who collaborate throughout every stage of the process. From buying and selling to financing and transaction management, our team approach ensures clients receive consistent communication, efficient service, and well-rounded expertise from start to finish.
Seller listing agreements typically range from 6 months to 1 year, depending on the property, market conditions, and overall marketing strategy.
Our commission starts at 3% and is negotiable based on the property, level of service required, and current market conditions. We tailor each listing agreement to ensure the best strategy for positioning and selling your home.
Yes. If a seller chooses to terminate the listing agreement before the agreed expiration date, an early termination fee of $2,500 may apply.
The seller protection period lasts 90 days after the listing agreement ends. If a buyer who was introduced to or engaged with the property through our marketing efforts purchases the home within that period, the agreed commission may still be due.
Yes. We reserve the right to terminate representation if we determine that we are unable to effectively meet your needs, provide appropriate representation, or help you achieve your goals. In such situations, we will communicate clearly and ensure the termination is handled professionally and in accordance with the agreement.
Every property is unique. We develop customized marketing strategies based on the property's condition, location, target buyer, and market conditions. We use different marketing methods and solutions to help position your property for maximum exposure and the best possible sale price.
No. We do not practice dual representation within our firm.
When we represent a buyer, we advocate exclusively for the buyer’s best interests. When we represent a seller, we advocate exclusively for the seller’s best interests.
This approach ensures focused guidance, stronger negotiation, and dedicated representation for each client we serve.

No two properties are the same. We do not use a one-size-fits-all approach. Every property receives a customized marketing and negotiation strategy based on its unique features, location, condition, and current market conditions.
While we specialize in the San Antonio market, we assist buyers, sellers, and investors throughout the state of Texas.
Our broker is also licensed in mortgage lending, allowing us to provide guidance on both real estate and financing options. This streamlined approach helps clients better understand their purchasing power and available loan programs.
Clients are always free to use their own lender, but we can also provide financing solutions when requested.
