There is a significant disparity between rising housing costs and slower wage growth in Chester County. The lack of reasonably priced housing prevents many in our workforce from living where they work. Data from the Chester County Planning Commission's “Housing Report-2024” showed:
In 2024 the median sales price ($525,000) was the highest in Chester County history, even when adjusting for inflation.
As sales prices continue to rise, the number and percentage of lower-priced homes have decreased.
Only 331 homes sold for under $250,000 in 2024, only 5.9% of the total sold and down by 28% from 2023. A 4-person household earning Chester County's Median Income ($119,400) could afford a house at around $410,000, and only 31% of home sales were under this price in 2024.
This imbalance has left many unable to afford to live near where they work, affecting our economy and the social fabric of our community.
It's not just housing prices. Rents are high too. Chester County's 2023 median rent was $1,719/ month, the highest in our region.
