The applicant has submitted a rezoning and OCP amendment application for 1445 Queens Avenue to permit the development of three duplexes. This application is currently under review by staff, and public input is invited.
DESIGN GUIDLINES & RATIONALE
The design respects the surrounding residential context through compatible scale, massing, and setbacks. Creative architectural solutions, such as articulated facades and stepped forms, ensure harmony with the neighbourhood. This approach fosters a coherent, modern streetscape that enhances the local character while maintaining its integrity.
Each duplex reads as a single-family home, acting as a transitional form between existing and new developments. We incorporated gable roofs, canopies, and varied setbacks to break up the massing and avoid a box-like appearance. The façade is modern yet composed, with playful articulation that avoids visual clutter or disruption.
The design establishes a clear separation between public and private areas through thoughtful site planning and landscaping. Pedestrian entrances are highlighted with canopies, pathway definition, and distinct architectural detailing. Garages are positioned to minimize visual impact and preserve usable open space for residents. Their design complements the overall residential character and maintains a balanced presence in the streetscape.
The cladding materials, including cementitious board and metal panels, were chosen to balance durability with a residential scale and character. Facade articulation is achieved through the use of varied materials and thoughtful window detailing that complement the building and its surrounding landscape. Roof materials and finished flashings were selected to harmonize with the overall architectural palette and colour scheme. Overall, material choices support a modern yet context-sensitive architectural expression. Sustainable, environmentally friendly materials were selected to support both design integrity and ecological goals .
