721 N. Main Street is a city-owned 5.26 acre site on the north side of downtown Ann Arbor. The property is currently used by the City Public Services Department for municipal parking. There are two warehouse buildings on the site that are no longer in use. The site is currently zoned PL, Public Land. Portions of the site are within the floodway and floodplain. The site has been remediated and currently meets the standard for unrestricted residential use; however, the grant used to finance the environmental clean-up placed additional use restrictions on the site, limiting the total developable square footage to 14,520 at the intersection of W. Summit Street and Hiscock Street. The Summit is in line with community consensus for the most ideal development on the site is residential development up to a three-story (35’) apartment building.
The project targets mixed-income residential building for market rate and 60% AMI restricted housing. While 3 bedroom units are rare for Ann Arbor properties of comparable size, The Summit thoughtfully integrates a mix of studio, 1 , 2, and 3 bedroom units to accommodate a range of needs for tenants. Lower income and minority families are more likely to be extended family households and these units are designed to provide more affordable options while ensuring all family members have high quality living space that meets their needs. Accessibility has also been prioritized for bottom units for adults with disabilities.
