Welcome to the Student Neighborhood

The Student Neighborhood offers a unique environment for upperdivision students to challenge themselves in multiple ways. Whether you want to construct your learning experience in a single apartment or a 12- person house, the Student Neighborhood is a vibrant place where students practice living in community at the University of Dayton. The Student Neighborhood serves Plumwood, University Place, and Irving Commons.

General Policies

The University reserves the right to remove unauthorized or dangerous devices. Examples of unauthorized or dangerous devices include but are not limited to: Swimming pools greater than 12 inches in height or any pool with electrical connections/filters, hot tubs, waterbeds, hammocks, halogen lights, firearms, fireworks, explosives, hoverboards, fire pits, space heaters, tiki torches, candles, candle warmers, incense burners, flammable liquids, and chemicals. See the statements below for information regarding other restricted devices:

  • Gasoline-powered engines or gas tanks, lawn mowers, motorcycles, grills, grilling outdoor cookers, smokers, and turkey fryers may not be used inside or on the porch of any University-owned facility. These items must be a minimum of 10’ from the structure during use. Grills, grilling outdoor cookers, smokers and turkey fryers may be stored on the porch of a University-owned facility when not in use.

  • String, Christmas, or party lights, and/or similar items that are mounted in such a way as to damage University property or whose electrical connection is deemed hazardous are not permitted in University housing.

  • Open-coiled cooking appliances are prohibited in any student residence hall room.

  • Any item that may be construed as a weapon in is not permitted in University housing.


Safety and Size of gatherings:

Student shall maintain clear paths of ingress/egress of his/her residence at all times and carefully monitor the guest occupancy for the residence and porches (where applicable) based on the posted occupancy limits. If there is no posted occupancy limit, Student shall maintain a reasonable number of guests at all times.


Unauthorized Places for UD and Landlords:

Basements and/or cellars, attics, and other areas that are considered mechanical space are not to be accessed by Student and/or guests. Additionally, Student and guests are not permitted on the rooftops of University-owned facilities or Landlord properties.


FAQs

When do I put my trash out?

Tuesday evenings after 5 PM. Return trash bins by 5 PM on Wednesdays.


Can I have a swimming pool

Swimming pools are permitted. They cannot be greater than 12 inches in height or any pool with electrical connections/filters. Pools must be emptied every evening and put away.


Can I have a pet in my house/apartment?

Pets are prohibited in/on University housing premises. Violation of this expectation may result in removing the pet, a fine, plus cleaning charges, replacement charges for furniture and carpeting, and/or reassignment or cancellation of contract.


Students who require the assistance of a service or support animal must first obtain permission from the appropriate University officials. Student is responsible for maintaining control over the animal at all times, including keeping it leashed when the animal is not performing service. Additionally, it is the responsibility of Student to maintain the animal’s hygiene and to work with University staff to ensure that the proper accommodations are provided for the animal’s needs.


I lost my house key, what should I do?

Go to the front desk at 461 Kiefaber to report the lost key. A lock change will be ordered and the student will be charged $125 for the lock change. All roommates will have to go and pick up a new key.

House and Porch Furniture

Student may not remove University property from rooms, apartments, houses, etc. The University will not remove furniture it furnished from any living or common area space.
Indoor furnishings or any furnishings the University deems to be indoor or inappropriate, whether University or Student-owned, are not permitted on the grounds or porches of University facilities or Landlord properties.

Litter & Debris

Student shall maintain a clean living environment free of trash and debris. All trash and recyclable items must be disposed of in designated areas and in accordance with pick-up schedules. Students residing within the neighborhood (UD and Landlord Properties) are responsible to keep their yards, porches and public areas free of litter. Failure to dispose of litter/trash by 5:00am daily from yards, porches and public areas will result in a Litter and Debris Citation.

Trash Disposal

Houses with trash & recycling bins are responsible for maintaining their trash bins throughout the academic year. Residents must take their trash out on a regular basis. Residents must place their bins near the street (curbs or alleyways) after 5pm on Tuesday evenings of each week. The bins must be put back behind houses by 5pm Wednesdays .

Houses without trash bins

Houses that do not have trash bins must utilize the closest dumpster to their property. Trash left in yards or behind properties will not be collected.

Quiet Hours

The Student Neighborhood is part of the City Dayton and must abide by City of Dayton Ordinances. Quiet hours are hours of 12 a.m. and 7 a.m. daily, however 24/7 courtesy hours are enforced at all times.

ILLEGAL NOISE

The Dayton Police Department receives numerous noise complaints every year. The City has many diverse neighborhoods ranging from residential to commercial areas and the University of Dayton. Therefore, a level of tolerance is expected. If the noise is illegal as defined in this informational Web page, police may intervene.

We suggest that you initially try contacting the person responsible for the noise. Often times, they are not aware of the discomfort they are causing others. If you feel uneasy about contacting the person, or he/she has been uncooperative, you can reach out to your fellow for assistance or call Public Safety at 937-229-2121

WHAT TYPE OF NOISE IS ILLEGAL?

Dayton Municipal Code 94.05 Unnecessary Noises Enumerated: It is unlawful to knowingly cause, make, or allow unreasonable noise which disturbs another and to refuse or intentionally fail to cease when ordered to do so by a police officer. "Unreasonable noise" includes loud, raucous, frequent, repetitive, or continuous sounds made by:

  • Animals

  • Horns or sirens other than emergency equipment

  • Motor vehicles out of repair, or in a manner to create loud and unnecessary noise

  • Musical instruments or sound amplifiers

  • Human voices, yelling or shouting, between the hours of 12 a.m. and 7 a.m.

  • DAYTON MUNICIPAL CODE 94.12 SOUND AMPLIFICATION SYSTEMS IN MOTOR VEHICLES

  • Sound from motor vehicle sound system or portable audio system clearly heard at a distance of 25 feet from where it is originating.


DAYTON MUNICIPAL CODE 94.04 UNNECESSARY NOISE PROHIBITED

No person shall make, continue, or cause to be made or continued any loud, unnecessary or unusual noise or any noise which either annoys, disturbs, injures, or endangers the comfort, repose, health, peace, or safety of others, within the limits of the city.
