Gateway CDC's Mission:
Creating high-quality, affordable homes that foster a vibrant community in Henderson, North Carolina. We leverage existing assets and partnerships to maximize impact, sustainability, and opportunity. Gateway CDC is leading a revitalization initiative to construct seven affordable, single-family homes on vacant lots in Henderson, NC located in the Andrea L. Harris Estates on Carolyn Ct. This development addresses the urgent need for quality housing options for low- to moderate-income families and reflects our commitment to inclusive, sustainable community development.
Site Conditions:
Each lot is currently vacant and will require clearing by the selected contractor. However, all lots are equipped with access to existing power and sewer infrastructure, reducing preliminary development barriers. We encourage you to drive by to view the lots in person.
Design Requirements:
Each home must be a minimum of 1,200 square feet and include at least 3 bedrooms and 2 bathrooms. Proposals should prioritize functionality, livability, and long-term energy performance. Aesthetic diversity and contextual architectural styles are welcomed.
Construction Innovation and Sustainability:
Gateway CDC welcomes innovative proposals that integrate sustainable building practices and construction efficiency. While traditional on-site construction methods are acceptable, we encourage hybrid approaches, including:
Modular Homes: Factory-built sections assembled on-site for reduced timelines and consistent quality.
Panelized Construction: Prefabricated wall and roof panels that allow for efficient assembly and material optimization.
3D-Printed Homes: Cost-effective, durable structures with minimal labor and material waste.
Cross-Laminated Timber (CLT) or Straw Bale Construction: Renewable materials that support structural integrity and environmental goals.
Sustainability Features Should Include:
Solar-ready or integrated solar energy systems
High-efficiency HVAC, insulation, windows, and water systems
Recycled or reclaimed building materials
Low-VOC finishes and healthy indoor air quality design
Passive heating and cooling strategies where applicable
Greywater treatment systems, composting toilets, or limited-flush toilets when feasible
Instant hot water systems
Onsite water retention and passive landscaping when possible
Use of daylight-saving design principles to maximize natural light and reduce energy use
Smart house wiring and internet-ready access planning
Retention of trees and natural vegetation when possible
Accessibility features available upon request
Provision by builder of home-by-home orientation and warranty explanation to homeowners
Designs that exceed ENERGY STAR, LEED, or Enterprise Green Communities standards will be prioritized.

Site clearing and preparation
Acquisition of permits and approvals
Sustainable materials procurement
Budgeting and cost control
Construction Phase:
Foundation and framing
Exterior and interior finishes
Plumbing, electrical, and HVAC installation
Landscaping and site improvements
Post-Construction Services:
Final inspections and approvals
Warranty and maintenance support
Proposals must include:
Company Overview: History, mission, certifications, and relevant experience
Experience & References: List of completed residential projects and client testimonials
Project Understanding & Approach: Construction methodology, management, quality control, and communication strategy
Budget & Cost Proposal:
Detailed construction budget for all proposed home plans, not just a sample.
Site Plans:
Gateway CDC will provide base site plans; contractors are expected to plot proposed home locations, orientation, and layouts on these plans.
Credentials & Documentation: Licenses, insurance, bonding capacity, and applicable certifications
Proposals will be evaluated based on:
Experience and qualifications
Understanding of project goals
Budget accuracy and feasibility
Quality of site plans and designs
Strength of references
Commitment to sustainability and timeline compliance
