In recent news, many factories have been fined RM50,000 on EACH foreign worker due to overcrowded dormitories and unqualified requirements. This has sparked awareness among the employers to review their workers' accommodation and to ensure it complies with the regulations.

1 PREPARATION

WE CHECK YOUR BUILDING CONDITION:

  1. Malaysia Act 56 Land Status, building category and usage Compliance Check

  2. BOMBA Compliance Check

  3. Malaysia Act 133 Building By-Law Compliance Check

  4. Malaysia Act 446 Minimum Standards of Workers Housing and Amenities 2020 Compliance Check, Advisory & Amendment

  5. Malaysia Act 171 “Kalkulasi Penuh Sesak” Compliance Check

2 SUBMISSION

WE COMPILE DOCUMENTS TO SUBMIT

  1. Architect certify floorplans

  2. Employer prepares tenancy agreement / CCC

  3. Submitting Person and Employer open online submission thru OSC at MBI

  4. We deal with OSC, Jabatan Perancang, Jabatan Bangunan and other technical departments for compliance

  5. We deal with conditional approvals


3 APPROVAL

WE OBTAIN BUILDING APPROVAL

  1. Employer gets approval letter from MBI

  2. Employer compiles company and workers details

  3. Online Application to Labour Department (JTKSM) with MBI letter

  4. JTKSM site inspection for final check

  5. Obtain Surat Perakuan for legal workers housing

  6. DONE!


HOW DO WE CHARGE?

OUR CONSULTANCY FEE ARE BASED ON:

  • Size and category of building

  • Types of submission (KM, BP, Inspection report, certified plans)

  • Complexity of works (documents and plans availability)

Example: a 20' x 70' existing shophouse 1st floor with rooms and furniture already fulfilled requirement. Charges within RM1,500-2,500 (+6% govt tax).

Example: 4 units 20' x 70' existing shophouse all 1st floors empty. Partition design to maximize workers needed. Charges for 1st unit from RM2,500-3,500. Repetitive units with lower percentage charges.
