Rooted at 19th represents the heart of RootedHomes’ mission: building sustainable communities for Central Oregon individuals and families. As RootedHomes’ first community in Redmond, the project provides 23 permanently affordable homeownership opportunities in a growing city where many local workers and families have been priced out of the traditional housing market.
The community includes 22 all-electric, net-zero duplex and triplex homes for households earning less than 80% of the Area Median Income. Each of these homes received Earth Advantage Platinum and Net Zero certification. The property also includes the preservation and rehabilitation of an existing 100-year-old farmhouse. Improvements to the farmhouse’s thermal envelope, windows, insulation, and HVAC system increased its energy efficiency while maintaining its historic character and charm.
All homes within the community are sold through the Community Land Trust model, helping ensure they remain affordable not only for the first homeowners, but also for future generations of buyers.

Technical Specifications
Solar: Rooftop Solar: Average of 5.2 kW per home across 22 homes for a total of 114.38 kW. The solar on all homes is designed to meet 95%+ of expected energy usage.
Gardens: A large community garden is used by homeowners and as outdoor classroom for Redmond public school students to expand sustainability efforts in the greater community.
Water Heating: Installed heat pump water heater (AO Smith HPTS-50).
HVAC: Installed ERV (Broan BLP150E75NS-HW) was installed in tandem with mini-split heat pump heating/cooling (Mitsubishi Electric H2i).
Electric Vehicles: There are 22 homes on the site. The parking is designed to allow for up to 11 dual-head EV charging stations for eventual 1:1 parking, as needed. There are currently 4 dual-head EV charging stations installed for a total of 8 EV chargers.
Insulation: Slab insulated with R-15 continuous rigid insulation. Exterior walls insulated to R-28 min., using a staggered stud approach designed to minimize thermal bridging and maximize thermal efficiency. Ceiling insulated to R-60 minimum.
Lighting: LED installed in all fixtures
Appliances: All electric appliances. Energy star certified.
Windows: Double-pane (max U-Value of 0.27) casement and fixed windows to maximize thermal efficiency and limit air leakage as much as possible.
Sustainable Materials: Low VOC indoor materials and fiber cement exterior siding for fireproofing.
Sustainable Certifications: All homes were certified by Earth Advantage to Earth Advantage Platinum and Net Zero Energy.
