Solar: 8.76 kW solar system. REC panels, Enphase microinverters. The PV panels will be on the roof with a ballasted system in lieu of racks attached to the roof.
Storage: Battery-ready
Electric vehicle ready: Level 2 (240V) charging stations
Windows: Zola triple pane European tilt/turns and lift slide doors with an avg installed U value of 0.19 (for both windows and doors together).
Highly-insulated envelope: Ceiling is a non-vented assembly with R-57 fiberglass in the framing and an average of R-34 EPS insulation above the sheathing for a total average R value of R-91. Walls are average R-37 dense-packed cellulose. Foundation is R-29 continuous EPS insulation below footings and slab.
HVAC system: Minotair HVAC+D heat pump system with a hydronic post-heating coil and a ground source glycol pre-conditioning coil. This one unit will provide all heating and cooling along with balanced heat recovery ventilation. It has a MERV 15 HEPA filtration system.
Water: SanCO split heat pump hot water heater with a coefficient of performance of up to 5 (500% efficiency). The hot water from this system will also be used to boost the heating output of the Minotair.

We built our first Zero Energy, All-Electric home back in 2012 and have since become industry leaders in this type of building. We see little separation between high quality building and High Performance building, as we have come to understand that a quality-built home uses very little energy and a Zero Energy home is, by necessity— high quality. These homes are quiet and comfortable, have very high indoor air quality, last generations, are resilient to temperature spikes and power outages, and use very little grid electricity resulting in low to zero energy bills.
Birdsmouth is the builder and energy consultant on this 2,300 sq ft single story Passive House (PHIUS Zero) and Earth Advantage Zero Energy certified new home. The home was designed by Artisan’s Group in Olympia, WA. The home will have 3 bedrooms plus an office with 2 full baths.
What makes this home unique is panelized construction. The panels are being built by Collective Carpentry in Ivermere, BC. The panels will arrive fully insulated, sheathed, water and weather tight and ready for siding installation. The wall and roof panels will be craned into place, and the entire building shell will be complete and ‘dried in’ in just 5 days’ of work. By building the panels in a controlled indoor environment, the goal is a superior quality building envelope in a short timeframe.
The site backs up to Forest Park and has a lot of mature trees, privacy from the street and good solar exposure. The modern design of the home with its three unique ‘solar scoops’ should be beautiful and functional as it is integrated into the surrounding landscape. The home will be clad in Shou Sugi Ban charred wood siding and have a beautiful covered porch off the back.
Due to the highly efficient mechanical equipment, triple pane European windows and large lift-slide doors, and thick walls and airtight construction, the entire energy usage of the home will be offset by an 8.76 kW roof-mounted solar PV array. In addition to this, there will be two electric car chargers, and the home will be ‘battery ready’ in order to weather the frequent power outages that occur on NW Skyline Blvd.
