●  Basingstoke, Hampshire – Shop Lease conveyancing – Client is a businessman – 5 months case
We have provided advice on a prospective lease agreement where the landlord has asked our client to sign. Nevertheless, as usual, the terms of the lease was quite heavy with lots of burden laid onto the lessor (Tenant). We have individually pinned them down and advised the client to beware or to be aware of those conditions for the future of business. Because every single paragraph in a premises (Shop) lease, may create thousands of pounds of extra burden other than annual rent.
We have also contributed to our client’s conveyancing firm by explaining all these matters that commercially aware conveyancers could negotiate with landlords accordingly.
Our clients always make savings up to 50 times of our fees by consulting us over their lease term which sometimes last up to 25 years. Call for an initial advice before having a regret by accepting lease terms where most conveyancers play the role of file notary of the landlords.

●  Hackney, London – Self Employed taxi driver dispute – Client is a taxi driver.- 3 months case
We have represented our client before going for a litigation with his principal taxi firm. That principle was in breach of express and written agreement. He was being short-cut of his bill from the principal company that we have obtained the client’s short of fees.

●  Leicester – Debt collection (B2B) – Client is a director at an IT firm – 1 month case
The client had invoiced his customer (A foreign hotel owning an Ltd company) who had a branch in the UK despite having a signed agreement on the contract job. The job was finalised, and our client was not able to receive his fee. After serious consideration about the customer’s position internationally, we have followed our road map and brought an agreement to pay the bill.

●  Hampshire (Town is Private due to confidentiality) – COVID Pandemic discount request from the shop landlord – 15 days case
The client was a shopkeeper that had difficulty on rent due to the lock down for around 7 months. Despite having some relief on rent by the landlord, we asked for further relief according to the lease conditions. Nevertheless, as mentioned above, our client was not aware of his ties with the lease and had no right for a discount for the rent he is paying.
In the end, with a good expression of the situation of our client, the landlord agreed to give further relief. Our client made a saving of 48 times more than our fee for him.

Legal Advice

●  Basingstoke, Hampshire – Housing Application – Privately rented tenant – 2 months case
We have represented and advised the client for obtaining social housing from the local council. In the past, the client has witnessed many friends were in decline despite their situation meets the housing regulations.
We have analysed the client’s all details, background, business, work etc. that he has obtained to be eligible to bid for Home bid as quickly as within 2 months.

●  Basingstoke, Hampshire – House eviction notice – Privately rented tenant – 5 months case
Our client was given section 25 notice to evict from his home. With so much frustration and stress due to the fact he spent thousands for the house he recently moved, we have come to an agreement with the landlord to stay longer. The client has asked to pay us more of our fee as they (whole family) have been so pleased with the outcome that they didn’t have to leave the house sooner.

●  Cardiff -Immigrant – A client who has overstayed in the UK – One off advice
The client was in an illegal stay in the UK and did not want to go to the solicitors firm due to hesitation of deportation. Although we did not give any immigration advice, we convinced him to take legal advice for his overstay and apply for the suitable visa application by an immigration advisor where we work together. We support immigration advisors with some of our services including interpretation, translation, statement writing, etc at Tribunals and Law Courts.

●  Hampshire – Child Benefit Application – 2 months case
The client was newly settled foreign family that did not know how to apply for child benefits and helping them on their back dated claims. The client has gained 12 times of our fee by our advice

●  Hampshire – Car accident ​insurance claim – 4 months case
The client and his family had a road accident and had minor injuries. His car was also damaged substantially.
We have claimed the amount of damages for his car and sold the car with a good value. That client had £3500 more value for his purchase price (current market value) where he used for 1 ½ years.
We also claimed for personal injuries despite their late doctor report obtaining (around a week later)

●  Alton, Basingstoke – International Flight ticket dispute – 2 months case
The client bought an internet flight ticket that the ticket provider was an agent and airline has changed the route and time. As a result, the client missed the flight and had to buy another tickets which cost him extra around £2500. In the end, we have recovered the loss and had guaranteed tickets for their return from their holiday.

●  Basingstoke, Hampshire – Universal Credit (UC) application dispute – 3 months case
The client had application to UC but did not obtain his benefits despite his legal right and suitability. After careful analyses of the application and several contacts with the Department for Work and Pensions (DWP), we have recovered their benefits from the date they applied. They have recovered over 50 times of our fee.

●  Edmonton, London – Business/Marketing consultancy – Natural Stone Manufacturer – 6 months project
The client was a self employed natural stone manufacturer working for several years. We have helped him to set up a ltd company, establish a company structure (admin, personnel, marketing, sales, website, online marketing, social media marketing, bookkeeping, etc) with the relevant departments. We have also appointed a Business Manager (by helping to employ through job advert, interviewing, etc) to create those departments. The client has been very pleased with what we have helped him to achieve.
We also helped the client to move from a small barn workshop to a large manufacturing factory to create a healthy growth for his business. We vetted his hiring the factory premises and advised in strategic points to amend the contract. Although the client had a bad timing due to the pandemic, we also advised him on available grants, annual budgeting for surviving from the pandemic and cash management.

●  London – Acquiring Commercial Lease / Strategic land acquisition – 5 months project
The client was partnered with a foreign investor to establish a land speculation firm. Their intention was to acquire some land to convert into business units. We have advised on strategically to see all the aspects of the decision they would make. From the financial points to future gains and from the logistical points to operational difficulties took part in our advice and report to our client. They have been aware of the land prices, negotiations with commercial agents, legality of land by referring to property law and planning applications.
