We are building affordable homes to help address Edmonton’s need for safe, quality housing. We have seen first-hand the challenges faced by families and individuals in core housing need, as they struggle to find secure, affordable homes amid rising demand and increasing rental prices. At the heart of our mission is the belief that everyone deserves a safe, supportive place to call home.
The site in Kiniski Gardens is an ideal location in a vibrant community with excellent amenities, and we are hope this project will make a positive and lasting contribution to the Kiniski Gardens and Jackson Heights neighbourhoods, the Burnewood community, and the city as a whole.
Project Overview
Right at Home Housing Society is proposing new affordable townhouse style homes on the Kiniski Gardens former surplus school site, which the City of Edmonton has identified for residential development. Following a competitive proposal process, we were selected to build much-needed affordable housing.
The location offers strong connections to schools, parks, transit, and other neighbourhood amenities, making it a well suited location to welcome more housing. Repurposing this surplus school site provides an opportunity to respond to today’s housing needs while fitting into the surrounding neighbourhood.
The project is envisioned as a welcoming place where individuals and families can put down roots, supported by nearby amenities, while also expanding the supply of safe, stable and affordable housing in Edmonton.
Surrounding Area
The site is surrounded primarily by small scale, low-density homes, with a number of nearby schools and parks, making it well suited to accommodate more housing within an established neighbourhood.
Schools such as Julia Kiniski School, St. Kateri Catholic Elementary School, and Jackson Heights School are within walking distance or a short trip. Nearby parks and natural areas include Kiniski Gardens Park, Annie May Jackson Park, Creek’s Crossing Park, Mill Creek Ravine, and the Jackie Parker Recreational Area.
The site is also well connected by transit, with bus stops located on 44 Street, 38 Street, and 50 Street, as well as a network of bike routes on the shared pathway north of the site, 50 Street, and throughout Mill Creek Ravine.
The Buildings & Landscaping
We're proposing 68 new homes located in several townhouse buildings around the perimeter of the site. There will be 34 three-bedroom units and 34 one-bedroom units to accommodate both families and individuals.
The three-bedroom units will be approximately 1,270 square feet (118 square metres) and the one-bedroom units will be about 620 square feet (58 square metres).
Right now, we are planning for each unit to have a dedicated parking space in the central parking area, with about 8 visitor parking spaces for a total of 76 parking stalls.
Building Renderings
These renderings provide a closer look at the design of the proposed homes and site. They are preliminary concepts and will be refined as the design progresses with input from the community.
Sustainability
We intend for the new homes to meet the Tier 2 energy efficiency target of the 2020 National Energy Code for Buildings, which is 25% more energy efficient than the minimum building code requirements.
This means the homes will be designed and constructed with features such as enhanced insulation, high-performance windows, and energy-efficient utility and mechanical systems, helping to reduce utility costs for residents while lowering the building’s overall environmental impact.
