Violations of any Rules, Regulations and CC&R's can result in fines to the Owner/Occupant
Common Area: SMPOA By-Laws, Section 8:
Common Area shall mean and refer to those portions of the property, to which title is held by all of the Owners in common, and excepting the individual Condominium units. [This means the area outside of units including but not limited to: sidewalks, green belt, parking and pool areas.]
PETS-
Only two small household pets permitted (30 pound maximum weight) in each unit.
No animals are permitted on the grass or any other common area.
Animals are to be walked on a leash away from the common area.
Any animal showing agression such as but not limited to: hostile, injurious, destructive behavior will not be tolerated and the owner will be required to remove the animal from our community PERMANANTLY.

TRASH DISPOSAL-
Gates to the trash and recyclables enclosures are to be closed after dumping.
Lids on the containers should also be closed after dumping disposed material.
Disposal of oversize items such as furniture and appliances are the responsibility of the resident to properly dispose of at an authorized disposable site.
In addition, proper disposal hazardous materials such as engine oil, coolant, paint, and solvents is the responsibility of the resident to dispose also at the proper authorized disposable site.
Any violation of law will not be tolerated and will be reported to the proper authority for prosecution.

BULLETIN BOARD-
A community bulletin board is located in the pool area for residents. Please limit size on notice to 3”x 5” CARD. No commercial advertising/soliciting is permitted on site.
PARKING-
Each unit has a garage and in addition is entitled to ONE assigned off-street parking space.
No storage of any vehicles including boats, campers, RV's, trailers, or disabled vehicles is permitted.
No parking is permitted on the grass area.
Only passanger vehicles may be parked in this complex.
Passenger vehicles are cars, pickup trucks, vans, minivans, motorcycles, and SUVs.
No commercial vehicles are permitted except as necessary to provide servives to residents.
Guest/Visitors parking is NOT for the resident's extra vehicles.
Guest/Visitors spaces are for TEMPORARY parking of a guest's vehicle (no more than three days without notifying the Board of Directors).
Parking in a fire lane is not permitted at any time.
Any vehicle parked in a fire lane and or any other parking violation is subject to immediate towing per CVC 22953(b), 22500.01, and 22658.2.

POOL-
All persons use the facilities at their own risk and must abide by the posted rules in the pool area.
Pool Hours are from 8:00 a.m. To 10.00 p.m. Adults only between 8:00 p.m. To 10:00 p.m.
Residents may consume food and refreshments at the poolside, but must use non-breakable containers, i.e. No glass.
All trash must be placed in the container provided. Please help to keep the pool area clean to avoid to attract insects and rodents.
Be considerate of others.
No property destruction, running, pushing and undue disturbances will be permitted in and around the pool area.
Per Health Code, there is NO ALCOHOL, NO SMOKING AND NO GLASS permitted while remaining in the pool premises.
Friends/Family are welcomed to the pool premises with the presence of the resident (owner/ tenant of Shadow Mountain Community).
CC&R: Article I, Section 8: “Common Area:... Since the pool is a common area, and according to the definition, YOU as the Owner (Article I, Section 4), and the Member (Article II, Section 1), own a share in the properties common area, it is for you to enjoy. Lets all take care of the pool and the pools usage as if it were our own individual asset.

GARDENING-
No gardening alterations or removal of any plants will be permitted in the common area, exceptions must meet board approval.
There are no restrictions for plants or trees on a resident's patio or balcony provided that they do not cause any structural damage at any point in time. Trees are to be trimmed so that they are no taller that the roof of the building.

SIDEWALKS-
Passage ways, sidewalks, walkways, and front porches in the common area should be kept clear at all times.
No storage is permitted in these areas such as but not limited: Bicycles, strollers, skates, skateboards, and roller blades. They should be ridden carefully in the alleys or offsite and not in the common area.

SPEED LIMIT-
Vehicles should not be driven in excess of 10 mph on the inner roads and alleys.

NOISE-
All noise levels should be kept low so as not to disturb the immediate neighbors.
Quiet hours are between 10 PM and 7 AM.

PATIOS AND BALCONIES-
Please refrain from hanging articles of any type over balcony rails or fences. Bicycles, brooms, etc. must be kept inside and out of view. No exterior clotheslines may be installed.

SIGNS-
One sign of customary and reasonable dimensions of 9” by 12”, advertising a condominium for sale or lease, it shall be allowed to be posted from within the unit.
No signs of any nature may be posted outside except temporary signs of reasonable and customary dimensions necessary to advertise and direct prospective buyers to an open house.

ANTENNAS-
No external antennas or satellite dishes may be installed without board approval.

PATIO COVERS, SCREENS-
No patio or balcony cover or screen, may be installed without the written approval of the board of directors. If installation is approved, any structure other than common property is to be maintained in a good and safe condition at all times.

GARAGE-
The garage door of each unit is to be closed when the garage is unattended.
No flammables or hazardous materials are to be stored in garages.
The garages are not habitable areas and they should not be used for house living entities

GARAGE SALES-
Garage sales must be conducted within the garage only, and may not be spread onto the grass, driveway, or any other part of the common area.

GATHERINGS/PARTIES-
Need to have board approval when planing to use common areas for Parties or any type of gatherings/ festivities. Any use of common areas just to mention a few, this are as follow: Sidewalks, Parking, Stairs, Pool area and grass area.
The resident tenant or owner must set up a request by personal appearance at the board meeting, or request by U.S. Mail.
Any outside recreational activity must present facility license and insurance to the board of directors prior to the event.
Request should be done at a timely matter. It is advice to give a one month notice to the board of directors.

CHILD SAFETY-
All children must be supervised at all times. Parents are responsible for any property damage caused by the child.
