Your realtor should have given you copies of our Indentures and our By-Laws. If not, you will find them on the "Resource Center" page. You should take time to read them; you will find our Restrictions there (Article VI of the Indentures). Owners that have rental property are responsible for their tenants following the By-Laws. If tenants are in violation Owners will be notified and expected to resolve any issues as soon as possible.
Running the day-to-day business of the subdivision is handled by three (3) Board of Director members who are residents of the Community. One Director is elected for a 3 year term at each annual meeting. As a reminder the Directors do not receive any compensation for their service to our community.
The Annual meeting is held on the 2nd Tuesday of September @ 7 PM. Owners will be mailed a reminder notice of the place and time approximately 2 weeks before the meeting. We encourage you to attend if possible so you can keep informed whats happening in the community. If you cannot attend you can send your proxy with a neighbor who is attending so they can vote in your absence. We have a community newsletter that is sent out approx 3-4 times a year.
San Luis has two (2) assessments on each home. One is the "Trustee" assessment which is $443.00 annually but billed per calendar quarter 2 @ $110.80 and 2 @ 110.81. These monies are used for street repairs, electric for the street lights, snow plowing, common ground maintenance (grass cutting mostly), etc. The other is the "Trash" assessment for 2025 which is $190.68 annually but $47.67 billed per calendar quarter at the same time as the trustee assessment. In Jan of 2026 the Trash will increase to $199.56 a year or $49.89 a quarter
This provides Once weekly trash pick-up, currently on Monday. Bulk trash pick-up is NOT included anymore, call Waste Management to arrange for any pickup and charges are billed directly to the homeowner. The Assessment bills come from City & Village Tax office in Bridgeton, MO. to the home owners of record with the Jefferson County Recorders office.
NOW AVAILABLE!!! City & Village now offers the option of submitting payments online. Our Owners can log onto the website www.CityandVillage.com, this works best via Google Chrome verses Internet Explorer. There is a tab in the top right hand corner that will give you the option to “Make a Payment”. There is a convenience fee in the amount of $10.00 that will be charged.
IF YOU FAIL TO PAY YOUR ASSOCIATIONS ASSESSMENTS a lien will be filed on your home.
The subdivision does not "own" the 55 street lights or the 21 fire hydrants; the utility companies do. If any of these are not working, please contact Ameren or Public Water District #2 directly.
When it snows, please park your vehicle(s) in your driveway; this greatly facilitates snow plowing, and will be less driveway for you to shovel!
Do not throw anything into the storm sewers on the street. If they get clogged, we have to pay to get them cleaned.
