The Raintree Subdivision includes 134 single family homes. There is a common area on the lake which has a gazebo, barbecue grill, table with benches, children's multi-station playground equipment. The subdivision has only one entrance/exit located at Greenwood Blvd. The entrance is lighted and is designed with extra wide entry and exit lanes for safety.
The Board of Directors meets monthly. Notice of the date, time and location of each monthly meeting is posted in the bulletin board at the entrance to the subdivision {on the exiting side}.
At the meetings, the Board addresses issues involved in management of the Raintree Subdivision in accordance with the Declarations of Covenants, Conditions and Restrictions Greenwood Lakes Unit 1. Raintree is a Deed Restricted Community.
These issues include, but are not limited to, committee reports {yard of the month, welcome/social, architectural review, grounds and maintenance, berm maintenance, newsletter}, review of minutes of the prior meeting, review of treasurers report for past month, finance/budget, old business, new business.
Annual Meeting
Each June, an annual meeting is held. At the annual meeting, the Board will review the minutes of the prior annual meeting and annual treasurers report. New board members are elected. In the newsletter before the meeting, homeowners are asked to submit names of volunteers to fill open board positions. Thirty days prior to the annual meeting a notice is mailed to all homeowners with a proxy for voting on nominees if they cannot attend the meeting. Homeowners present are invited to sign up for one of the committees.
Annual Assessments
The assessment amount is set at the Board's annual budget meeting. Assessments cannot increase by more than 5% per year. The Raintree Subdivision is not subject to assessments by the Crossings Master Association - most other subdivisions in The Crossings are. Upon purchase of property, there is no initiation fee, only a $30 estoppel fee.
The notice of annual assessments is mailed January 1 - assessments are due on February 1. Assessments are late on February 2 and related costs and late fees will be assessed.
The 2021 annual assessment is $241.22. Prior years were: 2020-$241.22, 2019-$ 229.73, 2018-$218.79, 2017-$208.37, 2016-$198.45,
Yard of the Month Committee
Each month, committee members ride through the neighborhood and look for a home deserving of the award.
Welcome Committee
New residents are welcomed to Raintree with a plate of cookies and packet containing a copy of the Declarations of Covenants, Conditions and Restrictions Greenwood Lakes Unit 1 and useful information {ie; phone numbers/schedules for area electrical, garbage, law enforcement, county services, watering restrictions}.
Social Committee
The Association holds an Easter Egg Hunt for children {no age limit}. Parents are asked to bring baked goods to be awarded as prizes for the cake walk. Children are awarded prizes for finding special eggs with prize notes inside. Refreshments, stuffed eggs and prizes are supplied by the Association.
In December, the Association holds a house decorating contest. A plaque and $50 cash are awarded to three homes. The judges of this contest are not residents of Raintree.
Architectural Review Committee
Thirty days prior to beginning your project, you must submit an Architectural Review application.
Type of work requiring ARC review: Renovation-exterior of Structure, Addition or modification to structure, Screen Enclosure, Tree Removal, Doors, Windows, Fencing, Landscape-Irrigation System, Re-roofing, Patio-sidewalk- driveway, Shed, Garage Door
Applicant must conform to all Seminole County codes and requirements and comply with the Declarations of Covenants, Conditions and Restrictions Greenwood Lakes Unit 1.

Grounds and Maintenance Committee
This committee checks monthly on the conditions of the common property area, the front entrance and wall along Greenwood Boulevard.
Berm Sprinkler System
The berm sprinkler system is set to run at 7am on Sunday and Thursday during daylight savings time - Sunday only at 7am the rest of the year.
Each property owner is responsible for maintenance and repairs of the sprinkler heads and water supply lines on their property.
If you notice the sprinklers did not run at assigned times, please call a board member.
Newsletter Committee
Shortly after each Board meeting, the Association publishes a monthly newsletter to keep residents informed of activities in the neighborhood, provide committee reports and helpful ideas and information. Residents volunteer to assist in the timely door to door deliver of the newsletter each month.
Gazebo Reservation
The gazebo is now available for reservation year round from January 1st through December 31st. The picnic area/gazebo may be reserved by Raintree Residents starting January 1st up to six (6) months in advance. The playground and all other areas of the Park are non-reservable and are available to other residents. Reservations must be received a minimum of one week prior to reservation date. Reservation of the picnic area/gazebo is good all day when the Park is open.
Other rules/stipulations:
1. The Park hours are from 8am to 10 pm every day.
2. No driving or parking on the grass.
3. No alcoholic beverages are permitted.
4. The Park is for use by Raintree residents and their guests only.
5. Anyone using the Park will be respectful of the homeowners on either side of the Park; and, will comply with their requests for reduction of sound level.
6. The Resident using the Park will be responsible for cleaning up after their event and disposing of all trash.
7. The Park cannot be reserved for exclusive use by a resident; thus, any other resident may use the Park during an event. Only the picnic area/gazebo is reserved.
8. You may use masking tape on picnic table or gazebo. However, you may not use staples, tacks, nails or screws. Before leaving, you are required to remove all decorations and trash.
9. No live bands or excessively loud, amplified sound systems (including speakers larger than 1' x 1', turn tables or equalizers) are allowed.
10. No person shall erect any structure, stand, booth, platform, jumper or inflatable at the Park. A personal tent/canopy may be erected and must be 12’ x 12’ or smaller. No porta-potties, pony rides or exotic animals are allowed at the Park.
11. The Resident accepts total responsibility for any damage caused to Greenwood Lakes Homeowner’s Association’s real and personal property including damage to any vegetation which shall include but not be limited to trees, shrubs, bushes, plants, flowers, etc. “(Property”) of the Greenwood Lakes Homeowner’s Association during the Resident’s use of the Park.
