DO you fancy staying in a link house that is bigger than some bungalows?
Well, Sunway Rahman Putra in Sungai Buloh boasts superlink courtyard houses that are just that!

Fifteen of the 112 completed superlink houses are still unsold. So if you buy now, you can move in right away as all the houses have certificates of fitness.
The three types of superlink houses (28ft x 95ft, 27ft x 95ft and 26ft x 95ft) have spacious gross built-up areas of 3,413 to 4,568 sq ft.
The current developer's prices are from RM717,150 for the 27ft x 95ft type and from RM689,800 for the 26ft x 95ft type. The original selling prices were from RM611,000.
This is a fair appreciation considering the amount of loan interests one would have paid for the past two years when the houses were being built. Some bungalows in Sungai Buloh with about the same built-up area are selling for over RM1mil.
I recall visiting Sunway Rahman Putra's lovely show houses a few years ago and admired the timber louvered windows and tropical style design with a jacuzzi in the front of the master bedroom.
This 21-acre freehold development by Sunway City Bhd is situated inside the Bukit Rahman Putra township and overlooks the 36-hole golf course of the Rahman Putra Golf & Country Club.
Those who buy the completed houses can also get a 12-month defect liability period and hot water system to the kitchen and all bathrooms. Other extras include automatic gate points, motion detector light, solar water heater, three-phased wiring and security alarm system.
“We have gained our presence in Sungai Buloh by introducing an innovative home concept and values. We have called this our signature development because the design and layout, right to the colour scheme, have all been well thought of,” said Sunway City general manager (sales & marketing) Sarena Cheah.
“Our attention to detail has been paying off, judging from the response from our customers. The homes are designed with a tropical style that has a connection with nature. As the name suggests, the superlink courtyard homes come with a central interior courtyard and they are designed to enhance the lifestyle and blend harmoniously with the environment,” she added.
The superlinks have four bedrooms with study, and the driveway can park four cars. The standard land areas are 2,465 sq ft to 6,491 sq ft. The 26ft x 95ft type has a staircase (next to the courtyard) set at right angle separating the living area and dining/kitchen areas.
Today, this gated and guarded community that also comprises 40 luxurious bungalows has been completed, and many owners have renovated their houses. Some of them have added a Balinese touch to their gardens.
Although Sunway Rahman Putra looks quite ordinary with no impressive entrance statement or elaborate landscaping, it seems a pleasant place to live in. Perhaps this suits the residents who might prefer nothing flashy to attract unwanted attention.
There is only one entrance and exit at the guardhouse, with guards patrolling the premises round the clock. There is one small playground. Other standard features include concealed drainage and underground cabling.
Residents can walk across the main road to the rather old-looking The Square commercial centre. The shop offices were almost empty when it was completed several years ago, but there are now more shops operating there.
A proposed two-storey shop office development called The Avenue 2 (priced from RM398,000) featuring a modern facade was launched recently. The recent opening of the Sungai Buloh Hospital Interchange will encourage greater traffic flow into the township.
This project, a joint venture between GuocoLand (M) Bhd (formerly Hong Leong Properties Bhd) and Putrajaya Holdings Sdn Bhd, will further “brighten up” the township.
Many houses have been built in Bukit Rahman Putra over the past 10 to 15 years. However, the township suffers from an image problem. This is due mainly to the presence of old factories, a rather unattractive building housing a supermarket and a large sewage treatment pond at the entrance to Bukit Rahman Putra. There is the Putra Medical Centre and Tudor-styled shop offices built in the earlier phases. Many nice houses have also been built.
