● If you lose your mailbox keys or need a new set of keys contact the USPS, Commerce Park Branch, 10380 Perkins Rd., BR, LA 70810. Phone 225-769-0542. The mailboxes are federal property, and this branch handles the replacement and rekeying for our property.
● The Board of Directors is composed of owners of Old San Francisco who are voted in for terms of two years and serve without compensation or personal benefit.
● Trash collection can be reached by calling 311. http://brgov.com/dept/dpw/solidwaste/.
● Please use caution and patience while driving at the intersection of Jefferson Highway and Jefferson Woods Drive. When the light is red, there are solid white lines where traffic should stop to allow for a turning lane.
● The approved roof shingle color is Antique Slate.
Dues:
● As of February 1, 2017, dues are $140 a month and payable to Old San Francisco Townhome Assn., on the 1st of the month. Mail to 8616 Wartelle Ave, Baton Rouge, LA 70806. You can also pay by direct draft from your bank. Please contact Melanie for setup.
● We suggest setting up a recurring payment using your online banking to avoid a late fee, as invoices will not be sent.
● A late fee of $15 is assessed if payment is not received by the 15th of each month.
● An early payment discount of 10% can be taken when paying for 12 months at once, yearly on February 1.
The Dues Cover:
o Maintenance of common areas, accounting and legal expenses, reserve additions for capital expenditures of common areas, electricity for pool house, outdoor lighting, annual homeowner meeting and notice expenses.
o All water, sewer and garbage collection for units and common areas.
o Our maintenance expenses repairs and replacements of: lawn and landscaping,
pool, pool maintenance and furniture, gate and fencing, carport, carport lighting,
plumbing and drainage and driveways.
o Our termite contract is with Arrow Pest Control. Termite plan renewal is done
annually in the fall.
o Our insurance covers all common areas including grounds, pool, pool house, drives, carports, fences/gates and patios. Insurance is general liability, property coverage and crime coverage. Our agent is Brown and Brown Agency, 763-5600.
