Mariya Letdin is the Kyle Riva Associate Professor of Real Estate at Florida State University’s Herbert Wertheim College of Business. Her research focuses on real estate capital markets, REIT market structure, commercial real estate debt, and municipal fiscal conditions, with an emphasis on how institutional frameworks shape asset pricing and investment outcomes.
Her work examines the intersection of public equity markets and underlying real assets, including factor construction in REIT markets, accounting regimes, leverage dynamics, and the implications of fiscal stress for commercial property returns. She is particularly interested in how structural features of the REIT regime influence valuation, risk transmission, and cross-market integration.
Dr. Letdin serves on the editorial boards of the Journal of Real Estate Finance and Economics and the Journal of Real Estate Research. She is a NAIOP Distinguished Fellow and serves on the Board of Directors of the Real Estate Research Institute (RERI).
She is the founding faculty advisor of the FSU Student Real Estate Investment Fund, where she oversees a student-managed real estate investment portfolio and mentors students pursuing careers in investment management, development, and advisory roles.
