HOA Board Meeting 5.17.2022

New Business
Our Maple Valley board will be hiring HOA Management on an hourly consultation fee. Initially, they will help us draft an amendment to our restrictive covenant to restrict rental companies from purchasing homes in our neighborhood. After that, they will provide consultation when issues arise as needed. There is no annual minimum for their consultation fee.
Rodney advised that we will need 75% of the homes to affirm the amendment. Homeowners opposed to the amendment may vote in opposition. He suggested a mailing with a time limit to return ballots of 30-45 days.
The city of Wichita has been marking some sidewalks in need of repair. Homeowners have asked who is responsible for paying for repairs. Mr. Wright told us that it is Wichita city policy that homeowners are responsible for all costs to repair sidewalks. He stated that no other HOAs pay for these repairs. Homeowners affected will receive a letter with more details. HOA will pay half the cost to help offset costs.

The board has received 5 complaints of unsupervised children in the neighborhood- 2 with children playing in the streets, 1 with children hurting other children, and 2 with children playing/getting stuck in the pond. While we can receive these complaints and remind parents to be diligent, that is the extent of our capabilities. Concerned residents are encouraged to have discussions with these parents and escalate concerns that can not be resolved to appropriate city authorities (police or child protective services).
There is a pothole near the entrance of the subdivision. Vicki will report to the city. Anyone can report needed city repairs using https://access.wichita.gov/.
Old Business
The HOA dumpster will be available to all residents May 20-21 who have paid their yearly 2022 dues. 18 homes have yet to pay.
Speeding down Firefly is still a concern.
Sidewalks in the park and erosion by the pond still have not been addressed by the city. Vicki will contact our city council representative with our concerns. Playground updates are in progress; we have not been given a timeline. These are all city issues and will be paid for and handled by the city. We are just bringing them to their attention.
Other complaints we have received: loose dogs, lawns not being mowed regularly
