Week Rental Agreement

Terms

We do not book weekends until 3 weeks prior to an empty week. Holiday weekends are a minimum of 3 nights.
In return for the specified payment of the rent and the satisfactory performance of the agreements within this contract, the Landlord does demise to the Tenant, and the Tenant hires from the Landlord for use as a residence the house located at 5035 Mapleton Beach Geneva, OH 44041 for a tenancy commencing on
____________________________________ at 4:00 p.m EST
and ending on
____________________________________ at 11:00 a.m. EST
for a rental of $900 up or $1100 down or $1900 for the whole house per week, payable in advance on the first day of occupancy, minus previously made reservation deposits made by Tenant for this term. Confirmation of reservation requires 50% deposit. If reservation is terminated by Tenant within three weeks of paying deposit, deposit will be returned in full. Otherwise Tenant forfeits deposit amount equal to 50% of full rental price.
It is also mutually agreed between parties as follows:
Tenant shall not violate any city ordinance, state or federal law in or about the premises.
Tenant shall abide by the rules of the Mapleton Beach Association.
Tenant shall not sub-let the premises or any part thereof, or assign this agreement without the written consent of the Landlord.
Tenant cannot make any alterations or improvements to said premises without written consent of the Landlord.
Tenant is not to exceed the 4 allotted waste containers. Waste must be in sealed trash bags when placed in waste containers for pickup. Additional waste must be disposed of independently by Tenant. A $50 waste fee will be charged for trash left in excess of allotted containers.
Landlord shall provide the Tenant with the following:
Basic cooking utensils and kitchen equipment (Refrigerator/Freezer, Microwave, Stove, Toaster and Coffee Machine)
Four (4) Garbage cans to be used for waste disposal and pickup.
Access to internet service by our local internet service provider.
Parking space for up to six (6) standard sized cars in the driveway and two (2) more spaces along the east border of the Mapleton Beach properties.
Tenant may not set up tents or Recreational Vehicles on the property.
No more than 10 occupants per floor are permitted to reside during the tenancy.
Absolutely no glass on the beach.
A cleaning deposit in the amount of $50 is required. This deposit will be refunded if the premises are left in clean and satisfactory condition. If cleaning or repair expenses must be incurred by the Landlord to restore the premises to the condition they were in at the time of the Tenant’s occupancy, the amount necessary for said restoration will be deducted from the cleaning deposit and the balance, if any will be refunded to Tenant. Damages and repairs exceeding this amount will be billed to the Tenant after inspection.
An additional fee of $50 is required for the occupancy of Dogs or other approved animals. This fee will not be refunded.
