Whether you are a tenant or a homeowner, when people move into Le Village, they often have many questions about the community, but don't know how to get answers. We are writing to introduce ourselves, to welcome you, and provide you with some key information. Our goal is to help all residents live here happily and successfully and to keep our property values up by having a nice, safe and clean neighborhood. We hope that you begin your life here on a positive note.
All tenants and homeowners are responsible for following the LeVillage CCRs (Covenants, Conditions and Restrictions). For your convenience, some of the most important points are summarized below. A copy of the CCR's are available on the LeVillage website. http://www.levillagehoa.org
Keep the yard pole light on at night from DUSK to DAWN
This helps keep the neighborhood safe. The CCRs state your yard pole light must be secured and functioning every evening. Many homeowners have purchased an inexpensive light sensor so they don't have to think about it.
Remember that we live in close quarters and noise travels, be aware of the noise level particularly after 10:00 p.m. and before 8:00 a.m. Residents are advised to contact police if there are loud voices, loud music, barking dogs, etc.) Owners and tenants are responsible for the behavior of any guests, so make sure that guests are aware of this expectation.
Please drive slowly and carefully through the parking lot. We have small children, pets, seniors and other adults who need consideration!
NO VEHICLES permitted on any of the GRASS AREAS at any time due to the underground sprinkler system. Excess weight will break pipes and damage to sprinkler heads.
Weed beds, trim shrubs, and keep the area immediately around your house clean and neat. There is a compliance check list that will be sent to owners annually.
Clean up after your pets. If you have a pet be aware of the Lacey leash law and covenants regarding cleaning up after pets.
Keep the grounds clean of litter, be aware that there is no grounds keeper here. We all pitch in to keep things neat and wonderful.

HOA Fees
As a bill will not be sent, it is your responsibility to send your monthly HOA fee of $105.00 by the first of every month to:

The monthly fee pays for garbage pick-up, mowing of the front lawns and common areas, and water and drainage for the common areas and upkeep projects in the community (ex. fence replacement, tree removal, upkeep of the entrance, etc.). Common areas refer to all areas not immediately next to our houses or in our backyards, those are the homeowners responsibility.

House Maintenance
You must paint the exterior of your house based on the schedule and specifications developed by the Board at Le Village HOA. Repair and painting of fences is included in the painting schedule.
Windows, screens, doors, lamp posts must be kept in good repair.
Make sure moss is removed from the roof and replace the roof when needed.
Setting Expectations for Tenants
Owners please refer your tenants to the LeVillage website (http://www.levillagehoa.org) or a copy of the following documents prior to moving date to clarify expectations. At a minimum you should give them:
