1. The tenant is responsible for all clogged drains/toilets. Feminine products, paper towel, diapers, cat litter etc. are not to be flushed down the toilet or any drainage system. Any damages done to the lines from putting products down them may be charged back to the tenants.
2. After 11pm and prior to 7am, noise must be kept to an absolute minimum.
3. The tenant is responsible for the actions of all guests they allow into the building, whether or not they are aware of the actions of their guests.
4. The landlord shall not be responsible for any fire, flood, theft or damage to personal property of the tenant.
5. All tenants are responsible to have their own content insurance to cover their belongings. NO EXCEPTIONS!
6. NO PETS: Notwithstanding anything to the contrary in the strata by laws, the Tenant shall not keep any pets in or on the premises. The tenant shall not be allowed to maintain a pet at the premises without written consent from the landlord and a pet deposit paid. If consent has been given there is a “Pets Rules and Regulations” page that will need to be gone over and signed.
7. The tenant MUST have the carpets professionally steam cleaned upon vacating regardless of the length of tenancy. Rug doctors or any other portable machines will NOT be accepted. A receipt must be provided at the time of the move-out inspection.
8. The tenant must clean the apartment upon vacating regardless of the length of tenancy.
9. Any rent received after the 1st including postdated cheques is considered late. Any rent received after the 5th will be subject to a $25 late fee. We also accept postdated cheques for your rent.
10. Any cheque that does not clear the bank (NSF or Stop Payment) will be subject to a $30 NSF fee paid by Money Order.
11. Cash is not accepted at any time for anything.
12. The tenant shall not install a washer or dryer in an apartment style unit. NO EXCEPTIONS.
13. Water beds are not allowed. If you have anything else that holds a large quantity of water you will need written consent from the landlord prior to bringing it into your unit; as well as you will need to have liability insurance.
14. Fireworks and real Christmas trees are not permitted on the property as they are a fire hazard. BBQs cannot be directly up against the siding as the heat from the BBQ will melt it.
15. There are to be no vehicle repairs carried out anywhere on the property. Storage of dead vehicles or vehicles without current plates and insurance is prohibited. Dead vehicles or vehicles without plates or insurance will be towed without any notice. Trailers, RV’s, snow mobiles, ATV’s, boats, campers are not to be stored on the property without written permission from the landlord.
16. Vehicles must be mechanically sound with no fluid leaks.
17. All tenants must park in their assigned parking space(s) and it is up to you to tell your guest(s) that they are not to park in tenants parking spaces. We will not give out warnings regarding vehicles parked in unauthorized areas, we will tow immediately at your expense without contacting the registered owner(s). The landlord will not pay for repairs, cost to tow or storage costs etc.
18. The tenant must dispose of garbage properly. Please use the dumpster provided
19. Since utilities are NOT included in your rent it is your responsibility to make sure BC Hydro are in your name and paid on time. BEFORE you can get possession of the rental unit you will need to make sure BC Hydro is in your name. We will need written confirmation from BC Hydro, or the new account number they provide to you at the time of you calling to set up your account. BC Hydro can be done at www.bchydro.com or 1- 800-224-9376. POSSESION CANNOT BE GIVEN WITH OUT THAT ACCOUNT NUMBER PROVIDED TO THE OFFICE. Unpaid utilities can make you subject to eviction.
20. Tenant must have proper drapes/curtains/blinds. No flags, blankets or other unsightly items are to be hung in the window in place of them.
21. Tenants are to use and occupy the rental unit as a private dwelling, not to operate a business.
22. Changing light bulbs and smoke alarm batteries are the tenant’s responsibility. Smoke alarm batteries must be changed annually.
23. Sterling Management Services Ltd does apply a minimum monthly water surcharge due with rent each month. Sterling Management Services Ltd has the right to increase this monthly water surcharge and/or charge back the difference if water usage increases in your unit. Please watch your consumption of water.
24. Satellite dishes are not permitted and will be considered damage if installed without written consent from the landlord.
25. Tenants are not allowed to paint their unit. If you do so this will be considered damage and you will be charged to paint the unit back to the standard color once the tenancy ends.
26. Please take any heavily oil soiled clothing to the laundry mat as they will destroy the laundry machines provided. Be considerate of others and attend to your laundry promptly and if you make a mess clean it up immediately. Lint should be removed after each load.
27. The tenant shall indemnify the Landlord from all liabilities, fines, suits, claims, demands, actions of any kind or nature for which the Landlord shall become liable or suffer by reasons of any breach, violation or non-performance by the tenant, or by a person for whom the Tenant is responsible, or any covenant, term or provision hereof or due to any act, neglect or default on the part of the Tenant or another person for whom the tenant is responsible. Such indemnification in respect of any such breach, violation or non- performance, damage to property, injury or death occurring during the term of the lease shall survive terminations of the lease, anything in this lease to the contrary notwithstanding.
28. The Tenant agrees that a reasonable number of persons occupying the premises whether adult or child is maximum of 2 persons per number of bedrooms.
29. On-site Construction: Building construction may be scheduled periodically near your unit. This may include passing traffic from trucks and heavy equipment. Site supervisors will do everything possible to minimize the inconvenience but tenants should expect there will be periods of noise and increased traffic from nearby workers and equipment. During periods of construction tenants are required to follow the directions given to them by the site supervisor and abide by their rules to ensure the safety of themselves and the workers on site. For your safety during construction, your contact information may be shared with the Site Supervisor.
30. Growing and Production of Cannabis: The growing, production, processing, or manufacture of cannabis or any other drugs anywhere on the residential property, including within the rental unit is prohibited except where otherwise protected by law.
31. Smoking and Vaping: The tenant agrees to the following material term regarding smoking: No vaping or smoking of any combustible material is permitted on the residential property, including within the rental unit.
