The 2026 Fair Ridge Recreation Annual Meeting will be held the evening of November 11, 2026 and there are three (3) Board of Director positions up for election this year. These volunteer positions represent a significant opportunity for Homeowners to be involved in the governance of the Fair Ridge Recreation Association.

We wanted to inform you of an important update regarding our community tennis/pickleball court. Due to a recent series of damages and costly repairs resulting from improper use, the Board of Directors has made the decision to install a key lock on the tennis court gate.
Effective immediately, Residents who wish to access the tennis/pickleball court will need to pick up a key from Cardinal Management Group, Inc. located at 3704 Golf Trail Lane, Fairfax, VA 22033. In order to obtain the key, the account must be in good standing and Residents will be required to sign a release form.
Here are some key points regarding the key lock system:
1.Key Pickup Location: 3704 Golf Trail Lane, Fairfax, VA 22033
Monday thru Friday, 8:30 – 5:00
2. Release Form: Residents must sign a release form when picking up the key.
3. Fee Structure:
There will be a $30 fee for key issuance.
· $15 of the fee is refundable upon return of the key.
· $15 is a non-refundable key issuance fee.
· Payment must be in the form of check or money order.
4. For Owners with Tenants: If you are an Owner with Tenants, both the Owner and the Tenant will be required to sign the release form.
5. Point of Contact: Reach out to Kathi Sherman via email at k.sherman@cardinalmanagementgroup.com to request a form and coordinate pick up of key.
We understand that this may cause some inconvenience, but it is necessary to ensure the proper use and maintenance of the tennis court for the enjoyment of all Residents.

The annual assessment amount of 2026 will be $513.30. Payment is due February 1st. Please note per the Association’s Collection Resolution, if payment of the assessment is not received by the managing agent within sixty days of the due date (by April 1st), the account will be deemed late and a late fee of 5% ($24.50) will automatically be added to any amount due.

The FRRA and Community Association funded an initiative to install "Little Free Libraries" throughout the community. A total of four (4) Little Free Libraries will be installed and initially stock with books. We look to the community to continue the sharing of books and take advantage of these free books and support the mission and values of the Little Free Library organization.
The locations of the Little Free Libraries are:
1. By the playground on Sleepy Lake Court
2. By the message board on Fair Ridge Drive
3. By the Fair Ridge sign at the Pool
4. By the message board at the tennis courts
