The following Rules and Regulations were adopted at the 2018 Annual Meeting of Owners/Members of the Clinton Homestead Homeowners Association on October 11, 2018. Please assist the community by abiding by them and the associations CC&R's.
Yard Rules:
In addition to the existing covenants, conditions and restrictions, the following rules pertain to front yards and any area visible from the street.
1. Lawn shall be maintained regularly (mowed, trimmed, edged) to ensure it does not exceed a height of 6 inches. In the absence of landscaping, lot owner shall keep weeds and other growth under 6 inches.
2. Flower beds, concrete, and gutters shall be maintained and kept reasonably weed free, as interpreted by the association board.
3. Debris shall not be stored in the front yard, parking areas, or any area visible from the street. Debris includes, but is not limited to: automotive parts, trash, landscape waste, inoperable vehicles, construction materials/waste, anything unsightly or a nuisance.
4. Vehicles shall be parked on concrete, asphalt, or gravel provided it is properly maintained.
Fines for Violations of Yard Rules:
Violations shall be tracked by the calendar year, resetting each January 1st.
1st Violation = Written Warning
2nd Violation = $25 Fine
3rd Violation = $100 Fine + The association may, at its discretion, have the issue remedied by a third party and bill back associated costs to the responsible property owner.
Late Payment of Assessment:
Invoices for annual assessments will be mailed on or before January 15th and due by March 31st of each year. If the assessment is not paid within 15 days of the due date, a late fee of $15.00 will be issued. An additional fee of $5 will be applied each unpaid month thereafter. The association reserves the right to credit any payment to rule violation and/or late fees first, and assessment balances last. The fee outlined herein shall not remove/replace any collection rights and/or penalties contained in the association CC&R’s.
