First Report

My first report acknowledges the MA Home Inspector License.

A MA Home Inspector license is required when the property is:

• • a residential building ( one to four units), and

  • pursuant to sale and transfer

The Commonwealth of Massachusetts has several Authorities Having Jurisdiction (AHJ) that inspect residential buildings.

AHJs include but not limited:

• • Assessor

  • Health Inspector (105 CMR 410)

  • Building Inspector (780 CMR)

  • Inspector of Wires (527 CMR 12)

  • Plumbing Inspector (248 CMR 10)

  • etc...

A MA licensed home inspector is not required to be familiar with any of the codes associated with the AHJ.

A MA licensed home inspector is required to comply with 266 CMR.   ( Is 266 CMR a design standard or performance standard?  What are the differences? )
