· Bathroom & Kitchen caulk - Check quality; recaulk as needed

· Air Conditioner - Check

· Exterior Paint - Survey

· Siding/Masonry - Survey for damage

· Attic - Check for leaks

Summer Schedule

· Drainage - Check for problems

(clogged downspouts, grading issues, etc)

· Insect Activity - Check for termites, ants, wood bees, etc.

Fall Schedule

· Window Air Conditioners - Remove or cover

· Chimney & Flue - Perform quality check & clean

· Windows & Doors - Check quality of caulking, re-caulk as needed

Winter Schedule

· GFCI Outlets -Test

Twice per year Schedule

All Program Services from 1, 2, & 3, plus

Monthly Schedule

· HVAC Filter Reminder Service – Monthly notification for you to obtain

new filters for us to re-install

· Kitchen Drain - Clean

· Garbage Disposal – Clean & sharpen

Quarterly Schedule

· Kitchen Exhaust Hood & Filter - Clean

· Refrigerator Coils- Vacuum

· Ground Drainage - Check to ensure nothing is causing water to stand

for more than 24hrs & water from any source is not draining toward

your foundation

· Exterior Vents - Inspect, lubricate & clean

Twice ‘per’ year Schedule

· Penetration Areas - Inspect Exterior: hoses, faucets, vents/duct work,

fireplace / chimney vents, vinyl, aluminum, siding, stucco areas, mortar,

interior settling or shrinkage/sheetrock cracks

Additional Spring Schedule

· Outdoor Play Equipment - Perform quality check

· Exterior Paint - Inspect and touch up small areas

(if correctable by touch up only)

Additional Winter Schedule

· Dryer - Vacuum the back side and inside; clean

· Washing Machine, Dishwasher, & Icemaker - Check for leaks including

hoses

As Needed

· Toilets - Service as needed

· Faucets - Service as needed

Annual Schedule

· Hot Water Heater – Perform quality check/test safety valve;

drain, remove sediment, & refill

· Garage Door(s) - Perform quality check & maintenance, rails/ lock system; adjust & lubricate

· Faucet Aerators - Maintenance / inspect plumbing for leaks

· Garbage Disposal – Maintenance / sharpen

· Smoke & Carbon Monoxide Detectors - Install fresh batteries,

test & dust

Program 2 includes

All Program Services from 1, plus

Twice ‘per’ year Schedule

· Smoke & Carbon Monoxide Detectors - Install fresh batteries,

test & dust

· Furnace - Clean

· Weep Holes – Check; clean if needed

· Kitchen Exhaust Hood and Filter - Clean

· Deck - Inspect for any loose or missing nails/screws;

refasten as needed

· Gutters - Clean

· Roof - Perform quality check for damage

· Ceiling Fans - Reverse fans (Summer & Winter)

· Screens - Install to deter pets, rodents, etc
