Bonifassi Designs Co. - Design Process

Phase 1 - Consultation

Every project begins with an initial consultation, where my assistant and I will review the proposed project in detail with you. Consultations are held on site, depending on the complexity of the project. I will fully review the design process with you and answer any questions or concerns you may have.

Following the Consultation, a Service Agreement will be prepared which lists the services and plans I will be providing you, total amount due and 4 payment schedule. Shortly after that I will measure and verify all existing conditions needed to start the Schematic Design Phase. Upon agreement, a deposit will be required to get your project underway.

Phase 2 - Schematic Design I will begin by researching zoning, planning and any constraints on the project. A schematic design will then be prepared showing the existing and proposed work to be performed. I will personally review the work with you to verify accuracy of the plans and make sure that the proposed plans meet your desired outcome of the project.

Phase 3 - Design Development

In this phase I will create a preliminary set of plans in AutoCAD format from the approved Schematic Design. After the plans have been created, I will review the plans, incorporate any revisions you may require and any other information building and safety requires me to show on the plans. During the design development phase you will be notified if the assistance of any outside consultants will be required to complete your project.

Phase 4 - Construction Documents

Once the design development is approved, I will begin preparation of the construction documents. Construction documents consist of plot plan, existing and proposed floor plan, electrical plan, roof plan, exterior elevations, cross sections, door and window schedule, foundation plan, framing plan, construction details and title 24 energy calculations. I will then coordinate and work with outside consultants to complete the plans for building department submittal.

Phase 5 - Permit Processing

After the plans have been completed, I will email you the entire plan set for your reference, in PDF format. The plans will then be submitted by you or our hired plan expeditor (additional fee applies) to the building department for plan check review. The initial plan check process may take anywhere between 2-4 weeks. An over-the-counter permit can be attained for smaller projects.

After the waiting period, the Plan Checker will notify you if the plans got approved or if further information is required on the plans. If that occurs, then I will answer and incorporate any of the Plan Checker's modification requests on the plans to get them ready for resubmittal & permit issuance. It is my goal to strive to predict what each Plan Checker may look for, and have these elements on the plans in advance. This process is repeated until the building permit is attained. Any major design changes at this time made by you will require a change order and additional charges may be applied. (Most residential projects can be ready for submittal in approximately 2 week's time from date of Service Agreement execution.)
