To all Xrian people To whom these presents shall come I Edward Watts of Harbury in the County of Warwick Yeoman send greeting in the Lord God Everlasting Now Know Yea That I Edward Watts for and consideraton of the naturall love and affeccon That I the said Edward Watts doe owe and bare unto my Loving son John Watts of Harbury aforesaid Yeoman I the said Edward Watts being in perfect mind and memory have given granted and confirmed and by these presents doe fully Freely and absolutely give grant and confirme unto my loving Son John Watts all that my messuage or Tenem.t barne stable garden orchard backside and all and singular other the premisses thereunto belonging with theire appurtenances scituate standing lyeing and being in Harbury aforesaid and also my Two Yard land Together with all lands balks Commons proffitts advantages and appurtenances whatsoever thereunto belonging which I the said Edward Watts purchased of Mr Cookes all which said Two yard land with theire appurtenances are scituate lyeing and being on the open Common Feilds, and Commonable place of Harbury aforesaid and all and singular my goods Chattells personall estate whatsoever utensills household stuff Implements and all other things whatsoever of what nature kind sort or property whatsoever thesamebe or canbe found within the Realm of England / Except that part of my said personall estate which I have alreddy given unto my loveing son Robert Watts and are actually in his possession. To have hold levy use dispose of take and such (Except before Excepted) all my said messuage or Tenement barne stable garden orchard backside Two yard land with the appurtenances goods Chattells personal estate household stuffe and Implements and all other the premisses aforesaid unto the said John Watts forever without any manner of claime challenge or remand whatsoever by any person or persons whatsoever And I the said Edward Watts all and singular the said messuage or Tenem.t barn stable garden orchard backside Two yard land goods Chattells Implements household stuff and all and singular other the premisses whatsoever with theire appurtenances unto the said John Watts his heires Ex.r adm:rs and assignes ag:t all persons whatsoever shall & will warrant and for ever defend by these presents of all and every which said messuages Tenement Two yard land goods Chattells house hold stuff Implements and all and singular other the premisses with theire appurtenances I the said Edward Watts have put the said John Watts in full peaceable and quiet possession by the gift and delivery of one pewter dish which to the said John Watts the day of the date of these presents I have given and delivered in the name of possession and seizin of all and singular the said messuage or Tenem.t barnestable garden orchard backside Two yard land goods Chattells household stuff personall estate Implem.ts of husbandry and all and singular other the premisses whatsoever with theire and every of theire appurtenances In Witness whereof I the said Edward Watts have hereunto put my hand and seale the Eighteeenth day of Aprill in the fourth year of the Reigne of our soveraigne Lady Anne by the grace of God of England Scotland France and Ireland Queen Defendr of the Faith etc anno dom one Thousand Seaven hundred and five
