Q: What are my voting rights in the condominium association?
A: There are 12 units and each unit has 1 vote. If a unit is owned by more than one person, an Appointment of Voting Representative form must be completed and filed with the Association Secretary.
Q: What restrictions exist in the condominium documents on my right to use my unit?
A: Restrictions on use are contained in Section 13 of the Declaration of Condominium, available on the web site Documents page. All sales or transfers of units must be approved by the Association Board of Directors. In addition, certain restrictions involving guests and their length of stay within a unit in the Association are contained in the Second Amendment to the Declaration of Condominium and this document is also available on the Documents page of this web site.
Q: What restrictions exist in the condominium document on the leasing of my unit?
A: The First Amendment to the Declaration of Condominium addresses restrictions on leasing of units, which limits the total number of leases at any one time to two (2) units, available on a first come first serve basis, with no leases allowed for less than a six (6) month period.
Q: How much are my assessments to the condominium association for my unit type and when are they due?
A: Assessments are presently $475 per month, due on the first of every month.
Q: Do I have to be a member in any other association? If so, what is the name of the association and what are my voting rights in this association? Also, how much are my assessments?
A: You do not have to be a member of any other association.
Q: Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
A: There are no fees for recreational or other commonly used facilities.
Q: Is the condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000? If so, identify each such case.
A: The Association is not involved in any court proceedings with liabilities in excess of $100,000.
