Lease Option benefits

Gain stable tenants by offering them to lease with an option to buy. Property Owners who do a lease option are counting on the tenant to put themselves in a better financial standing in the future to eventually buy their property. They are extending their personal credit to a potential tenant buyer in hopes of a mutually beneficial buy sell arrangement.

For a tenant a lease option allows them to take advantage of home ownership vs. renting and get into a home now while improving their financial position until they can get permanent funding. Option deposits are typically non-refundable and are forfeited if the terms are not met, however the upside is that they are locking into today's price of the home and are able to get full use of it, and keep any future appreciation of its value. see link for more info.
