Application Requirements

• Application Fee: $95 per applicant (18+)

• Lease Term: 12–24 months

• Resident Benefits Package: $64.95/month (required for all residents)

• • Free HVAC filters delivered every 60 days

  • $100,000 renters insurance policy included

  • On‑time rent payments reported to credit bureaus (with potential perks like gift cards, movie tickets, and more)

  • $1M security protection plan

Qualification Criteria

• Credit Score: 620+ preferred (scores as low as 520 may be accepted with an additional deposit)

• Income: At least 3x the monthly rent

• Verification: Rental history and employment required

• No evictions or broken leases

• Applicants with more than two late payments on their current rental may not qualify
