Urban Springs is our regular Loan against property deal! No Entry and No Exit Fee.

Interest Rate : Fixed 2% Monthly Pay-out. Lender can't ask for withdraw, Borrower can re-pay as and when they get new buyer.

Platform is charging INR 1000+ 18% GST = INR 1180 as basic fee per lender towards operations.

Urban springs is a  Gated Community with all facilities, Phase 1 is under development. 6-More acers are getting added with Loan funds

Our Lenders will get NNN Sq Yards registered in proportion to lending. We will give max 5,000 per sq yard (negotiable) as loan. 

Lender needs to sign Buy Back agreement! When borrower re-pays money, we should either cancel the registration or execute new sale deed as requested by the Borrower. 

Total requirement is 5 CR only | Min acceptance for registration is 15-20 lakhs only | Registrations will start from Monday, 6-March.

If the land is registered in the lenders name, role of platform is to offer services including collection. 

In case of recovery failure, Lender is responsible to sell the land and give the balance to Borrower.

(Note : Industry experts suggested to add this clause as Land ownership is in name of lender. 

Lender can request platform to sell the land for a 2% fee, but should not demand platform to re-pay the money (Interest + Principal). 

if the land is not registered in lenders name, Platform will  get it registered on OxyBlocks or Bridgital. Platform will take complete responsibility - honor all payments on-time, irrespective of delay from Borrower. Platform gives its own cheque for the lending amount only. 

Lenders principal safety is our highest priority.

Term : As and when the real buyer comes, we have to go for release of registration, min 3-months and max 3-years. If we want to continue with lending, new land will be given to us!

Confidentiality : Lenders are worried about their names, numbers and amoutns are revealed to all. To ensure confidentiality, we will stop whatsapp groups and use whatsapp community.

Registration process : Lender physical presence is not required for registration - It is mandate at the time of selling. Documents required for registration are Aadhar, PAN and Thumb impression letter.
