Dholera SIR is being developed through a sophisticated system known as the Town Planning (TP) Scheme. For residential investors, this process is the engine that drives property value and ensures a high quality of life. Every residential plot in Dholera starts as Agricultural Land, also known as the Original Plot (OP). At this stage, the land lacks the roads, drainage, and utility connections required for a modern smart city. While prices are lowest here, the risk is highest because the final shape and size of your plot are not yet determined.
This is where the DSIRDA "Master Vision" takes shape. During reconstitution, the authority takes the total land area and carves out space for public infrastructure—like the 250-meter wide expressways and green spaces. Your OP is then reshaped into a Reconstituted Final Plot.
Once the plots are reshaped, they must receive NA Order & DSIRDA NOC approvals. This is the "essential" middle step that validates the land for residential use and confirms it is ready to be integrated into the city's smart grid.
