New zoning must be developed in order to enable this proposed redevelopment. Town staff worked with selected Members of the Planning Board to develop a master planned mixed-use zoning overlay district, which will need to be approved by Town Meeting. This approach would keep current zoning in place, but enable an applicant to seek local approvals under zoning that will be "overlaid" atop the current zoning.
