This website provides information to the public about a proposed master planned redevelopment of the Royal Crest Estates property on Route 114 in North Andover. A set of links at the top of this page provides access to information about in-depth project details, zoning, public meetings, and more. Boston-based real estate developer Trinity Financial is partnering with Aimco, the current owner and manager of the Royal Crest Estates property, to propose a phased redevelopment that would include the following (proposed as of January 18, 2022):
Residential - 1,265 units broken out as follows:
385 units of multi-family housing that will be part of a Chapter 40B proposal - 97 of these units will have affordability restrictions
439 units of market rate multi-family housing
35 "55+ active living" units
199 townhome units
206 units of student housing (equalling 824 beds)
Commercial Uses:
A 102 key hotel
A 108,500 square foot office building
69,873 square feet of ground floor retail space, spread out among some of the multi-family housing buildings, student housing, and hotel
Open Space:
46.5 acres of open space
Buffer area bordering the site that will include vegetation, trees, wetlands, and walking paths
Parking:
A 558,810 square foot parking structure

New zoning must be developed in order to enable this proposed redevelopment. Town staff is working with Members of the Planning Board to develop a master planned mixed-use zoning overlay district, which will need to be approved by Town Meeting.
