Roofing - To solve our roofing leaking issues, the Board has voted to replace the current roof with a SPF Roof. This is a foam roof with a silicone sealant placed on top of it creating a watertight seal. The way this material is installed, we can build up and slope the roof to create better drainage off the roof. This new roof will be sprayed directly on top of the existing roof and comes with a 20-year renewable warranty.
Seawall - Last November the King Tides took not only our beach, but it ripped out all our sea grapes and vegetation that protected our seawall from the waves. Our seawall continued to take a beating from the ocean for weeks. Once the seawall was exposed, there were noticeable cracks and corroded rods. The Board hired Cummins & Cederberg Engineering to evaluate our seawall, and their report found that our seawall needed repairs. We also were informed that we needed permits and approval from multiple agencies prior to installing any revetment. The Board has been aggressively pursuing various proposals and attached are the 3 they are considering.
Gutters - We will be installing gutters to drain the water away from the building and prevent the rust bleeding from under the drip edge.
Concrete Repairs - Once the roof is completed we will repair the 3rd floor walkway ceilings.
