Depending on the size, complexity, and duration of your project, the Design-Build approach is typically the most efficient. Having a General Contractor selected and involved early will allow for strategic value engineering input as design develops, optimizing material choices, strategic placement of building systems, etc.
If getting started quickly on your project is not as important to you, it may make more sense to reach a full permit design set of drawings and specifications, and then bid out the project to multiple GCs. This typically results in efficiency options not being capitalized on, and lump sum contract agreements.
