Property taxes are based on a home's assessed value and are determined by the municipality for tax purposes. This number is not the same as market value -- it’s usually lower.
In Mantua, the average assessed value of a home is $311,293. This figure is used to calculate the local tax impact of the proposed referendum.
*The owner of a home assessed at Mantua’s average ($311,293) would pay approximately $28/month over the 20-year life of the bond.
Districts across New Jersey strategically hold bond referenda to access a type of state aid that is only available through a voter-approved plan. In Mantua’s case, the state has thoroughly reviewed the projects and agreed to pay 23% of the costs.
That’s $8.9 million in funding.
This is money that Mantua residents already paid to the state through taxes. It can only be brought back to invest in Mantua schools through approval of the referendum.
The State of New Jersey has several programs for property tax relief.
The Property Tax Reimbursement, known as "Senior Freeze," offers property tax reimbursements for senior citizens and people with disabilities who qualify. Visit the Senior Freeze webpage or call
(800) 882-6597.
A second plan is called the Stay NJ property tax credit program, which will go into effect on Jan. 1, 2026. Visit the Stay NJ webpage.
Other current programs are the NJ $250 Senior Citizen Property Tax Deduction and the Affordable New Jersey Communities for Homeowners and Renters (ANCHOR).
