The Property Management temp (KPM Resolve) is an independent contractor and not an employee of the property management company. Therefore the temp will be responsible for their own taxes, insurance and superannuation.
The Property Management temp will perform duties and responsibilities assigned by the property management company, including but not limited to:
Answering phones and emails from tenants
Scheduling and conducting property inspections
Collecting rent and late fees
Processing maintenance requests
Coordinating with tenants & landlords
Maintaining property records
Enforcing lease terms and conditions
Handling tenant complaints and disputes
All aspects of Property Management, leasing and anything else outlined in the scope of works prior to commencement.
The Property Management temp will be compensated on an hourly basis at a rate of $60 per hour
Any travel incurred is calculated at $1 per km. (Invoices will be issued weekly)
Any Tolls incurred is paid by the agency (Invoices will be issued weekly)
Any parking fees incurred is paid by the agency (Invoices will be issued weekly)
Payment of invoices are 7 days from the day of issue. (Accepted payment methods are direct deposit into the nominated bank account provided)
Late payment of invoices will incur a fee of 2.5% weekly.
The Property Management temp ("the Contractor") will work 37.5 hours per week, 5 days of the week or otherwise specified in the term of employment.
The Property Management temp ("the Contractor") shall perform their duties remotely on Wednesdays, unless otherwise agreed in writing by both the Contractor and the employer.
The Property Management temp will receive training on the property management company's policies and procedures. The duration of the assignment will be outlined before commencement including start & finishing dates.
The Property Management temp will maintain the confidentiality of all information obtained during the course of employment and after.
The property management company may terminate this agreement at any time, with or without cause, by providing 7 days written notice to the property management temp. The property management temp may terminate this agreement at any time, with or without cause, by providing 7 days written notice to the property management company.
Cancellations will require a notice period of 48 hours for daily bookings and 7 days for bookings more than 2 weeks. Cancellation fees will apply if not within the notice period of $200 per day.
Duties will be performed professionally & diligently however the temp will not be liable for any losses incurred due to company decisions or actions.
This agreement shall be governed by and construed in accordance with the laws of the State of Victoria.
The company of which the temp is working for must provide all the necessary access to their systems, files and tools required to perform duties.
KPM Resolve holds all the necessary real estate licenses & Insurances including Professional Indemnity & Liability insurances and may provide evidence if required. KPM Resolve will be responsible for covering any work related expenses if agreed upon.
The contractor will be entitled to 30 minutes unpaid break & two 15 minute paid breaks.
The contractor will be compensated $120 per day to carry the after hours emergency phone (not including public holidays).
The contractor will be compensated $240 per day to carry the after hours emergency phone on a public holiday
