KPG strongly prefers tenants pay rent via our online portal, TenantCloud.

Rent is due on the 1st of the month, every month. KPG strives to make rent invoices available online 15 days before rent is due for optional early payments.
All adults on the lease are equally collectively responsible for paying the rent in its entirety. Split payments can be performed on TenantCloud at tenants' discretion and direction.
Partial payments may be accepted early or late, but this does not reduce the late fee or change the notices to pay rent issued by the property manager.
There is a 2 day grace period with no late fee.
1st Late Fee: If the ENTIRE rent is not paid by the time the office closes on the 3rd of the month, you must pay a late fee of $50 (or 3% of the total rent due, whichever is higher) in addition to your rent.
2nd Late Fee: If the entire rent is not paid by the time the office closes on the 10th of the month, you must pay a second late fee of an additional $50 (or an additional 3% of the total rent due, whichever is higher). This would bring the total late fees to $100 or 6% of the rent due if a second round of collections are required.
How to Pay Late Fees: If you pay rent online using TenantCloud, the late fees will be added to your account automatically. If you pay rent in person, you are expected to include your late fee(s) in your cashier's check or money order amount.
If your ENTIRE rent is not paid by the time the office closes on the 3rd of the month, you will be given a 3-Day Notice to Pay Rent or Move Out, or other notice to move out with the minimum days permitted by law. Only payment in full will waive this notice.
KPG is not required to accept rent after the date of this notice and may choose to refuse rent and compel tenant to move out at its sole discretion.

If you applied online using TenantCloud, you should be set up to pay rent online using the same app.
Tenants must connect their bank account directly to TenantCloud in order to pay rent, utilities and fees online via ACH/echeck/direct debit. The process of connecting your bank account for the first time can take a few days to set up and verify. Rent is still due, and late fees will not be waived or notices delayed, in the event that your bank account information is still being verified and cannot be used for payment on the deadline. KPG does not accept credit card payments for any rent, utilities or fees through TenantCloud or for any other vendor due to unreasonable processing fees that amount to $30-45 per payment.
Pay rent in person at the onsite office during business hours, or via mail drop in the secure drop box.
DROPBOX LOCATION: The onsite office is located in the main courtyard of 524 E Ave Q12, next to unit #15. The dropbox is to the right of the office door.
FORM OF PAYMENT: In-person rent must be paid in cashier’s check or money order ONLY. NO CASH OR PERSONAL CHECKS are allowed for rent or late fees. NO EXCEPTIONS. You MUST fill out the entire cashier’s check or money yourself...do not leave any portions blank. This is for the personal and financial safety of all tenants and property managers.
Cashier's checks and money orders may be purchased for a low fee (usually $3 per $1,000) at most local retail or grocery stores. The closest physical location that sells money orders is the Vallerta Supermarket on the corner of 5th St E and Palmdale Blvd. Cashier’s checks and personal money orders may be available for free or low cost at your bank.

Rent paid online generates a receipt automatically. Rent dropped off outside of normal hours will have a receipt delivered to your apartment the next business day or earlier (note office closures for holidays). It is your responsibility to make sure you get a receipt and keep it for your records. If there is a dispute about rent payment, we will ask to see your receipt and check it against our copies.
