If you are a SELLER:
Someone will be calling or emailing from our pre-closing department requesting the following information:
Full legal name
Marital Status
Forwarding Address
Email address
Social Security Number (Do NOT send via regular email!)
Do you have a payoff? If yes, what is your loan number and the company contact information.
What do I need to bring to closing? You will need to bring a valid photo ID. Examples are driver’s license, state issued photo ID, or passport.
How will I get my money? You can receive a check or a wire after the transaction has closed AND funded. Please note that some banks may hold checks anywhere from 3-15 days. If you take a check and then decide you want a wire, there is a $39 stop payment fee AND a 72-hour business day hold until funds are available for outgoing wire.
What if I want a wire? You need to get specific wiring instructions from your banking institution prior to coming to closing. Most banks have written forms that they will provide to their customers that you can bring to closing. Please note that the routing number on your check or deposit ticket is NOT always the same routing number for wires. Also, some banking institutions have an INCOMING WIRE FEE. It is your responsibility to check with your banking institution prior to closing. They will not provide our office with your personal banking information.
What if the buyer is closing with another title company (a/k/a “split closing”)? If the closing company is in Columbia, we will exchange the original documents with the other title company on your behalf. If the closing company is outside of Columbia, we will try to get documents for signing the day prior to closing. This will allow for original documents to be sent to the buyer’s closing company for the day of funding. Since Columbia does not have a courier service, documents will be sent via overnight delivery.
If you are a BUYER:

What do I need to bring to closing? You will need to bring a valid photo ID. Examples are driver’s license, state issued photo ID, or passport.
If I have to bring funds to closing, will you take a personal check? No. Due to changed banking practices and the TN Good Funds Law we only accept incoming funds in the form of a CASHIER’S CHECK (payable to “Law Office of K. Brian Hay”) or a WIRE. We accept CASHIER’S CHECK (in-state institutions only) up to $5,000. We must have a wire for all funds over $5,000.00. If you need wiring instructions, please coordinate with our office in advance of your scheduled closing date.
If you are an AGENT:

When submitting a new order, please send the following:
Contract with all amendments
Compensation agreement
Identify any broker fee/transaction fee to be paid at closing
Full contact information (names, phones numbers, and email addresses) for your clients.
Agent commission checks are available for pickup at our office during normal business hours or to be sent via US Mail. If you would like for your commission to be wired or sent via overnight delivery, please advise our office in advance
of the closing date. Please note that there is a fee for this additional service which will be deducted from commission.
