These set out the minium requirements for specific stages of a project, though further services can be added where required to suit your needs.
Following an inperson meeting at your property, you will be provided with a site constraints assessment report that will explore the following elements:
Local planning applications review
Easement identification / review
Ecology review
Permitted development rights review
Initial rights to light review
Existing infrastructure review (i.e. drainage)
Project brief desciption
Project programme / mile stones and next steps

This will take information form Package 1 to inform an initial proposal. You will be provided with:
Existing, demolition and proposed plans and elevations of the building / extension.
Project programme (updated)
Report summarising the scheme, design decisions and next steps

If the proposed works require a planning application, this will include:
Submitting a planning application to the local arthoity
Producing planning drawings
Producing a Design and Access Statement
Collecting further reports required for planning (varies from project to project)
It is now the law that all building projects have three Duty Holders: a Client (domestic or non-domestic), a Principal Designer, and a Principal Contractor. In most cases, I provide Principal Designer services in addition to my architectural services.
