Scope of Work
New roof- New 30 year, architectural Weatherwood shingle roof
Exterior- After cleaning, and replacing all loose boards, a new coat of paint (Farrell-Calhoun Urban Putty) will be added to the house, along with white trim (Farrell- Calhoun Brilliant White)
Window Repair- Check all windows, ensure proper function, locking mechanisms,and wood. Replace broken glass if necessary. New windows added where needed.
Pressure Wash- Clean dirt and other debris off of the exterior of the home.
Landscape (easy)
New Mailbox- Iron post mailbox
Fence Repair- Add planks and posts where needed to repair privacy fence
Garage door- check
HVAC- All new HVAC system with cage, new condenser
Plumbing repair- Check for proper functioning plumbing. Repair/replace where needed.
Iron Security Doors x 2- Iron doors to be added to exits
Rekey- Rekey all exterior doors to the property
Electrical Repair- Perform a hot check to see if all outlets are in working order/rewire home
New Circuit Breaker Box- GE PowerMark Gold
Hot Water Heater
Interior Paint- (Farrell Calhoun- Urban Putty) throughout the house, and Farrell Calhoun Premium Semi-Gloss in 601 Brilliant White on all trim throughout the house. Sheetrock will be repaired on all walls beforehand.
Flooring: Install tile in the kitchen and bathrooms(12”x12” or CA 21 18”x18” tile in Potashnick) and Allure 6”x36” Resilient Plank Flooring in Cherry, sand and refinish existing hardwood floors.
Kitchen Repair- Paint cabinets (Farrell- Calhoun 0557 ”Evermore”), Broan Vent Hoods (3 sizes to match your home), Gas or electric Range, Brand name (whatever’s in stock) GE/Frigidaire- Refrigerator. New Formica Counter tops in black galaxy (granite look)
Bathroom- Gerber Toilet- 1.2 GPF, MATCO Acrylic Round Handle Faucet with brass pop up, chrome finish, Vanity Painted in Farrell- Calhoun Premium White 370 if applicable.
Dumpster- To remove debris from the home
Hardware Package- Replace all door knobs with Kwikset Satin Nickel Polo Style door knobs, blinds, A/C vent covers, 13” Flushmount Satin Nickel/Bronze light fixtures, tamper resistant duplex receptacles in Ivory- 15A 125V Grounded
Final Clean- Deep interior clean to get property camera ready for professional final rental listing photos
This great home in Cordova will be completely rebuilt! A brand new 30 year Weatherwood shingle roof will be added to this home, as well as new double paned windows where needed. Dirt and other debris will be cleaned off of the home via pressure washing. Any trim that’s replaced will be painted with Farrell-Calhoun’s Brilliant White paint. The garage door will be checked to ensure that it’s in proper working order. Outside, a new iron post mailbox will be added, fence repaired, and the yard landscaped to improve curb appeal. Iron security doors will be added and rekeyed for safety. Inside, the home will be rewired for electrical and plumbing where needed due to the fire. The inside of the home will receive sheetrock where damage, then painted with “Urban Putty” and the trim will be “Brilliant White” to match the outside of the home. New hard surfaced will be added throughout where needed: tile in the kitchen and bathroom and Resilient vinyl plank flooring everywhere else. In the kitchen, the cabinets will be painted, new countertops put in, and all new appliances added! After a hardware package is added and final clean is done, the home will be photo, and rent ready.
