Roof - No repairs needed as it is in excellent condition per Home Inspection

HVAC- New Furnace

Window Repair- Check all windows, ensure proper function, locking mechanisms,and wood. Replace broken glass if necessary.

Yard clean (hard)

New Mailbox- Iron post mailbox

Driveway Patch- Patch all cracks in the driveway/patio.

Fence Repair- Add planks and posts where needed to repair privacy fence

Electrical Repair- Perform a hot check to see if all outlets are in working order.

Plumbing repair- Check for proper functioning plumbing. Repair/replace where needed.

Iron Security Doors x 2- Theft deterrent iron doors to be added to exits

Rekey- Rekey all exterior doors to the property

Interior Paint- (Farrell Calhoun- Urban Putty) throughout the house, and Farrell Calhoun Premium Semi-Gloss in 601 Brilliant White on all trim throughout the house. Sheetrock will be repaired on all walls beforehand

Flooring: Install tile in the kitchen and bathrooms(12”x12” or CA 21 18”x18” tile in Potashnick) and Allure 6”x36” Resilient Plank Flooring in Cherry, sand and refinish existing hardwood floors

Kitchen Repair- New Formica Counter tops in black galaxy (granite look), new dishwasher

Hardware Package- Replace all door knobs with Kwikset Satin Nickel Polo Style door knobs, blinds, A/C vent covers, 13” Flushmount Satin Nickel/Bronze light fixtures, tamper resistant duplex receptacles in Ivory- 15A 125V Grounded

Final Clean- Deep interior clean to get property camera ready for professional final rental listing photos




This charming home is located in the Hickory Hill area of town! Windows will be repaired on the home, and locking mechanisms checked to ensure that all are in working order. To increase curb appeal, a brand new iron post mailbox will be added, the privacy fence repaired, and driveway patch will go a long way, along with professional landscaping. A brand new HVAC system will be added to the home as well! You’ll find new theft deterrent iron security doors that have been rekeyed for safety. The flooring will be sanded and refinished, and where needed, new Resilient vinyl plank flooring will be added. In the kitchen, new countertops and a new dishwasher will be added.
