Scope of Work 2940 Watson

New roof- New 30 year, architectural Weatherwood shingle roof and redeck

HVAC- All new HVAC system with cage, new condenser

Tree Trim- Trim all weak limbs that hang over the property

Pressure Wash- Clean dirt and other debris off of the exterior of the home

Exterior- After cleaning, and replacing loose wood boards, a new coat of paint (Farrell-Calhoun Urban Putty) will be added to the house, along with white trim (Farrell- Calhoun Brilliant White)

Window Repair- Check all windows, ensure proper function, locking mechanisms,and wood. Replace broken glass if necessary

Landscape (hard)

New Mailbox- Wood post mailbox

Driveway Patch- Patch all cracks in the driveway/patio

Fence Repair (gate)- Repair gate so that it functions properly

Fence Repair- Add planks and posts where needed to repair privacy fence

Iron Security Doors x 3- Theft deterrent iron doors to be added to exits

Rekey- Rekey all exterior doors to the property

Handrail- Replace Handrails on property

Plumbing repair- Check for proper functioning plumbing. Repair system.

Electrical Repair- Perform a hot check to see if all outlets are in working order

New Circuit Breaker Box- GE PowerMark Gold - if necessary

Hot Water Heater- 3 or 4 ton Goodman Hot Water Heater- depending on house size - if necessary

Fan- Hampton Bay 52” Oil Rubbed Bronze with light kit or Satin Nickel with light kit

Interior Paint- (Farrell Calhoun- Urban Putty) throughout the house, and Farrell Calhoun Premium Semi-Gloss in 601 Brilliant White on all trim throughout the house. Sheetrock will be repaired on all walls beforehand.

Flooring: Install Allure 6”x36” Resilient Plank Flooring in Cherry, sand and refinish existing hardwood floors.

Kitchen Repair- Paint cabinets (Farrell- Calhoun 0557 ”Evermore”), Broan Vent Hoods (3 sizes to match your home), Gas or electric Range, Brand name (whatever’s in stock) GE/Frigidaire- Refrigerator. New Formica Countertops with granite look

Bathroom- Gerber Toilet- 1.2 GPF, MATCO Acrylic Round Handle Faucet with brass pop up, chrome finish, Vanity Painted in Farrell- Calhoun Premium White 370 if applicable

Hardware Package- Replace all door knobs with Kwikset Satin Nickel Polo Style door knobs, blinds, A/C vent covers, 13” Flushmount Satin Nickel/Bronze light fixtures, tamper resistant duplex receptacles in Ivory- 15A 125V Grounded

Dumpster- To haul away debris

Final Clean- Deep interior clean to get property camera ready for professional final rental listing photos
