Johor Bahru is fast shaping regional boundaries that act as a border city between nations and has large investments in high end technologies and city’s development. This rapid urbanization creating to variety of changes in social society in Johor Bahru as the urbanization doesn’t affect on a part of the town but also its surrounding. The aim of this research is to sort out new concept of residential through commercial layout to allow sustainability aging and the adaptability of the building throughout the years of changes by merging two significant roles of activity inside of single form. Another purpose is to spark the emergence of public park into the Johor Bahru City to allow social interchange and cohesion between the users on the site. Based on the intention, the study had been carried out through site synthesis of Johor Bahru by using the paradox concept as architectural approach. The survey also has been carried out to the people of Johor Bahru as to strengthen the approach. The research analysis demonstrates the layers of paradox that pointed out the pattern of houses and public park’s fadedness. The paradox layers indicated that the building’s typology changes for adaption of locality’s needs by advocate another development into the city’s layout. The pattern triggered change in social city of Johor Bahru which then appearance of desegregation between the area of the city and urban sprawl. The further strategies and design are required to solve the impact of the layers that can led to the key success of viability and adaptability of the building’s layout design throughout the city changes.
