What to expect ?

Project Overview:

EPK Roof Restoration projects will be conducted in accordance with the specific requirements and conditions applicable to promote the longevity and integrity of the roofing system.

I. Pre-Restoration Assessment:

·      Inspection: EPK Roofing will conduct a thorough inspection of the existing roofing system to identify any issues, including but not limited to:

·      Damaged or missing roof tiles 

·      Leaks or signs of water infiltration.

·      Rust, corrosion, or deterioration of metal components.

·      Moss, algae, or debris accumulation.

·      Structural Assessment: Ensure the roof's structural integrity, including trusses, beams, and decking, is sound and complies with relevant building codes.

II. Cleaning and Preparation:

·      Roof Cleaning: Remove moss, algae, lichen, and debris from the roof surface using With Approximately 4000 PSI Pressure wash Disconnecting Downpipes and allowing runoff to an acceptable area to keep our waterways clean. 

III. Repairs:

·      Tile Replacement: Replace damaged or missing tiles with suitable replacements that match the existing roofing material in colour, age and style.

·      Flashing and Sealant: Inspect and repair flashing around roof penetrations (e.g., vents, chimneys) and apply sealant where necessary to prevent water intrusion.

·      Gutter Inspection: Inspect gutters and downspouts for damage, clear blockages, and ensure proper drainage.

IV. Roof Coating and Sealing:

•      Primer Application: Apply a suitable primer to prepare the roof surface for coating.

•      Roof Coating: Apply a high-quality roofing coating that is compatible with the existing roofing material and suitable for the Brisbane climate.

V. Final Inspection and Quality Assurance:

•      Quality Control: Conduct a comprehensive inspection of the entire roof to ensure all repairs and coatings have been applied correctly.

•      Clean-Up: Remove all debris generated during the restoration process from the property, including disposing of it in accordance with local regulations.

VII. Compliance with Local Regulations:

•      Permits: Ensure that all necessary permits and approvals are obtained in compliance with Brisbane's local building codes and regulations.

VIII. Safety:

•      Safety Measures: We Adhere to all safety protocols and provide necessary safety equipment for all workers involved in the project through our in-depth Safe work method Statements.  

IX. Timeline:

•      The duration of the roof restoration project will depend on the scope and extent of the work but will be communicated to the homeowner before commencement.

X. Additional Considerations:

•      Any changes or deviations from this Scope of Work will be communicated and agreed upon with the homeowner before implementation.

•      EPK Roofing will maintain clear and open communication with the homeowner throughout the project.

•      This Scope of Work is intended to outline the general tasks and considerations for a roof restoration project in Brisbane, Queensland, and may be customized based on the specific needs of the project.

I. Pre-Construction Phase:

• Organise to Obtain and Pay the QBCC Home Warranty Insurance 

• Secure building approval for the re-roofing project.

• Develop a detailed project plan and schedule.

• Establish and communicate safety protocols for the project site including Edge protection and access. 

II. Engineering and Design:

• Engage a qualified structural engineer to assess the roof's integrity.

• Collaborate with the engineer to create a compliant roofing design.

• Select appropriate roofing materials based on engineering recommendations.

III. QBCC Compliance:

• Ensure compliance with all QBCC requirements, including licensing, insurance, and contract conditions.

• Maintain accurate records of project activities for QBCC compliance.

• Submit Form 43 to the QBCC as required.

IV. Removal of Existing Roofing:

• Safely remove existing roofing materials following environmental regulations.

• Inspect and repair roof trusses or structural components as needed.

• Properly dispose of demolition debris in accordance with environmental standards.

V. Installation of New Roofing:

• Execute installation according to approved design and engineering specifications.

• Installation of new roof battens when required by engineering specifications

• Installation of tie downs when required by engineering specifications

• Install proper ventilation and insulation as specified in Form 21.

• Secure all roofing materials, including flashing, gutters, and fasteners.

• Implement quality control inspections during installation.

VI. Safety and Compliance:

• Maintain a safe work environment adhering to QBCC and industry safety regulations.

• Provide necessary fall protection and safety equipment.

• Ensure roofing materials and methods meet QBCC and Australian Standards.

VII. Quality Assurance:

• Conduct a final inspection to ensure compliance and workmanship quality.

• Address any identified deficiencies before project completion.

• Provide the client with warranties, certifications, and as-built drawings.

• Submit form 43.

VIII. Cleanup and Site Restoration:

• Remove all construction debris and waste materials.

• Restore the property to its original condition or as per the agreement.

• Perform a final walkthrough with the client for satisfaction.

IX. Project Closeout:

• Deliver a comprehensive closeout package to the client, including all documentation.

• Obtain final inspections and approvals from QBCC and relevant authorities.

• Hand over the completed project with all necessary information for future maintenance and compliance.

• Submit form 21
