Please note the documents provided here were either obtained via a public records request or were uploaded manually by a member of the community for reference purposes. A few key reminders regarding the Taxiway Easements in our Community:
The specific language of each easement differs for each property. This means the exact usage, dimensions, and applicability for each easement is NOT necessarily consistent across any 2 lots.
Easements are generally for the use of taxing aircraft only, but again the language of is specific to each specific easement. Any usage granted or permitted by a landowner outside the use specifically declared in the deeded easement language is at the discretion of the parties involved and is not considered part of the legal right-of-way.
Easements are deeded with the land unless otherwise specified. That means a new owner cannot simply change the rules of what's in the official easement language without due process. The HOA is neither a party to, nor has any authority over any easement in the community.
Road crossings are not governed by Easements and are instead subject to the rules outlined in Chapter 11 of the Town of Erie Code Ordinances available here.
It is STRONGLY recommended that members of the community obtain an official copy of the easement text from each landowner and review it carefully before utilizing an easement for any purpose. If your aircraft needs to taxi across 5 lots, that means you should obtain, review, and keep copies of all 5 easements for your own reference. When in doubt, talk to your neighbor!
