Ownership: We are NOT on the title. Ownership remains with the Operator/Seller LLC.
Returns: We do NOT take a profit split. You and the Seller keep 100% of the equity upside.
Monthly Requirement: Operator is responsible for all monthly interest and property carry (Taxes, Insurance, Utilities).
The Partnership: Operator and Seller form an LLC and deed the property in.
The Appraisal: Drake Ventures orders an "As-Is" appraisal to confirm the 60% equity cushion.
The Closing: We record our 1st Position Lien and wire the 100% renovation capital.
The Sprint: You perform the 30-90 day refresh and list the property.
The Payoff: Upon sale, our loan is repaid, the Seller gets their retail ask, and you keep the profit.
