Over the course of the last year, customer service provided by our management company, Inframark, degraded significantly. As a result, the Bridges of Bear Creek Board of Directors voted to terminate our management contract with Inframark. The Board conducted a search for a new management company. The Board wanted a new management company that had a local presence, success with a neighborhood similar in size to BoBC, and most importantly a proven record of providing high quality customer service.
As a result of this search, the Board is finalizing an HOA management contract with Goodwin and Co. Therefore, HOA management services from Inframark will end on September 30, 2024. Goodwin and Co. will begin service on October 1, 2024. We hope that everyone notices an improvement in customer service after the transition is complete. The Board appreciates the patience of the community during the transition.

We'd like our neighborhood to be the opposite of the title of the famous musical. As a member of the HOA, each of us has legally promised to adhere to a list of covenants and restrictions. Everyone in the neighborhood is beholden to this legal promise.
Our most common violations are garbage and recycling cans left out too early or too late, yards not maintained, and trees and shrubs growing into the sidewalk. Our less common violations are noise complaints, modifications without approval, and firework use. Common or uncommon, violating these restrictions is not only unneighborly but also a hassle. Some violations may also be illegal in the City of Austin. Remember to do your part and be a good neighbor. If you don't already have them, the full list of covenants and restrictions are available from the management company.
The Bridges of Bear Creek HOA Board of Directors is comprised of volunteer citizens of our neighborhood. The volunteers are voted on yearly at our Annual Meeting. At this meeting we will also provide a budget update. This year's meeting will be held on October 1st at 7:00 PM. RSVP here so we know how much food to order.
The week of 9/2, you should receive a nomination form in the mail. If you would like to run for a position on the Board, you may submit your name on the nomination form and return it to the management company by September 15th. Of the 5 seats on the Board, three will be voted on at this annual meeting.
In the coming weeks you will also see: the formal announcement of the meeting and directions for how to submit an absentee ballot. Hope to see everyone there!
Neighbors! Come on out for our yearly National Night Out Celebration! National Night Out is an annual community-building campaign that fosters positive relationships and communication between community members and police. It encourages community awareness, involvement, and provides law enforcement accessibility in order to make our neighborhoods safer. If available we might be visited by a FIRE TRUCK and/or POLICE or other emergency vehicles!
The event begins at 6:00 p.m. followed by our Annual HOA meeting at 7:00. We will gather in the cul-de-sac near 12387 Black Hills Drive. RSVP HERE so we know how much food to order.

Last year, the BoBC Board members were approached by a development company for an exciting offer. Big Valley is in the process of creating a new subdivision south of BoBC on 1626. In order to create this subdivision, the company needs to connect to the City of Austin storm water system. The easiest place for that to happen is at the same place our neighborhood connects to the City of Austin storm water system, the south end of Bismark Drive.
In order to access this connection, Big Valley will either need an easement to place the pipes on HOA property or have the local authorities grant access through eminent domain or condemnation. Instead of a "hostile take-over" that would likely cost our HOA thousands of dollars in legal fees to contest, the BoBC Board has negotiated a contribution from Big Valley to acquire an easement. In return for allowing access via the easement, our HOA has gained monetary compensation and guarantees from Big Valley.
In the next month or two, you may notice some work at the south end of Bismark Dr. The project is anticipated to have minimal impact on the day-to-day lives of our residents. The work is projected to take no more than 3 weeks (if it goes longer the HOA can pursue increased compensation). The project will not affect BoBC drainage. Big Valley is expected to restore any area disturbed by the project to a condition similar to before the project.
What does this mean for you? You may notice some construction-like work at the south end of Bismark. You may have to drive around proper barricades if the work extends into the street. You should stay clear of the area for safety. The HOA capital reserve will increase by $35,000, thereby relieving some cost of wall repair and maintenance
The BoBC Board is looking for residents interested in serving on an Architectural Review Committee. Previously, the BoBC Board has taken this burden off our residents by reviewing modification applications. However, the previous legislative session dictated that ARC reviews have to be done by a body independent of an HOA Board of Directors.
Since that legislative change, our Management Company (Inframark) has been handling all modification requests. The Board is reaching out to residents to find three individuals who are willing to dedicate time to this task. Many on the Board feel having our own ARC will allow us to serve our neighborhood better. However, if we don't have volunteers, it will not be possible.

A good candidate would be someone who:
has a job that allows for 1 - 2 hours per week to review documents
has an ability to interpret HOA documents
has the ability to say yes when a request matches design guidelines but also has the ability to say no if a request does not.
has basic computer skills
